3 Ways to Bring More Natural Light Into Your Garage

Does your garage feel dark all the time? While installing more electric lighting is one way to address this, another option is to let in more natural light. Here are three ways you can add more natural light when rebuilding or remodeling your garage:

  • Replace a solid entry door with a full-window or half-window door.
  • Replace a solid garage door with one that has windows.
  • Add more windows to the walls.

Garage Entry Doors With Windows

Replacing the entry door to your garage is the most cost-efficient way to bring more natural light into your garage. If your door frame shows signs of rot, or if the door itself is old and looking very worn, it might be time to invest in a new door anyway.

Fiberglass doors are considered top-of-the-line and are only slightly more expensive than steel doors. Search for “full-lite” or “half-lite” depending on whether you want full-height glass or just a window in the upper half of the door. Expect to pay $400 to $700 for a good-quality exterior door of either fiberglass or steel with a large window.

Eco-Friendly Materials and Methods for Garage Construction

Every person plays a role in keeping our air, land, and water clean of health-damaging pollutants. In fact, you probably take at least one eco-friendly action every day, such as recycling or reducing your carbon footprint by conserving energy. So when you make plans to build a new garage, why not make it a priority to use earth-friendly building methods and materials? Two ways you can do this are to reuse or recycle construction debris and to choose energy-efficient building materials.

Reuse or Recycle Construction and Demolition Debris

When an old garage is torn down, what happens to the old siding, framing, roofing, and other materials? Historically, it all went to landfills. Today, more recycling and reuse of materials is happening.

The problem of construction and demolition debris is bigger than most people realize. The U.S. produces over 75 million tons of debris each year, including wood, drywall/plaster, brick/tile, and asphalt shingles-and that is just from buildings. Road and bridge projects produce another 470 million tons of concrete, asphalt, and steel debris. All told, construction and demolition debris outweighs municipal solid waste by a factor of two to one.

Over the past five to 10 years, Cook County, DuPage County, and other Chicago area counties have passed ordinances and published bulletins to encourage more recycling and repurposing of construction and demolition debris. Cook County’s ordinance states that it can be feasible to recycle or reuse as much as 70% of construction waste.

Choose Energy-Efficient Building Materials for Your Garage

What Are the Options for Finishing the Interior of My Garage?

If your garage has an unfinished interior with exposed studs, you have probably wondered about the options for insulating and finishing a garage. After all, the garage is one of the most-used rooms in your house. In fact, if your garage is attached to your house, it is probably your most-used entryway. You will get daily enjoyment out of your investment in finishing this space.

For a typical 24′ x 24′ two-car garage, you should be able to insulate and finish the garage walls and ceiling for under $5,000, including top-quality labor and materials. If your garage is attached to your house, the wall adjacent to the home is most likely already insulated and drywalled as required by local building codes for fire resistance, which will bring the total cost even lower.

Garage Insulation Choices: Spray Foam vs. Fiberglass Batting

For insulation, two common choices are spray foam and fiberglass batting. Fiberglass insulation is roughly one-third the cost of closed-cell spray foam insulation and is considered very easy to install, but it allows a lot of air leakage. Closed-cell spray foam, in contrast, is substantially more energy efficient, as it provides a complete air, moisture, and vapor barrier. Spray foam insulation is also superior because it does not sag and settle over time like fiberglass batts tend to do and because it forms a tight seal around outlets, light switches, and other areas where drafts tend to be felt.

Garage Wall Options: Drywall, OSB, and Slatwall

Drywall, such as the popular brand Sheetrock, is the traditional option for finishing the walls of a home. You get a nice, smooth, finished surface and the benefit of fire resistance. For garage walls, however, the extra cost of taping, mudding, and painting drywall can be a drawback. In addition, drywall is prone to dings and dents, which is not ideal in the rough-and-tumble world of a garage.

Wood sheathing, such as oriented strand board (OSB) or plywood sheathing, can be cheaper to install than drywall. Many people find the look of the unfinished wood perfectly acceptable for a garage, and it can be painted if you want to brighten up the color and make the space feel less dark. You can also drive screws into OSB and hang things from the walls without having to find a stud the way you do with drywall.

Slatwall panels made of PVC are another option to consider for at least one wall in your garages. Slatwall is the more attractive, more durable, and more functional cousin of old-fashioned pegboard. Slatwall is significantly more expensive than wood sheathing or drywall, but it comes in a variety of colors and never needs painting. You can hang a variety of hooks, bins, and shelves from slatwall and easily rearrange things as needed.

Understanding the R-Value of Insulation in Garage Doors and Walls

Are you tired of feeling a huge drop in temperature when you step out of your house into your attached garage during Chicago’s coldest months? Whether you are building a new custom garage in Cook County or upgrading an old garage in DuPage County, the choices you make about insulating the space can make a big difference in your comfort.

What Is R-Value?

R-value is the power of an insulating material to stop heat flow. The higher the R-value, the better the insulation.

How Does Insulation Work?

Whenever one space is warmer than another, heat will automatically flow from the warmer space to the cooler space until the temperature is equalized. Insulation helps to prevent warmer air inside your garage from flowing outdoors. With no insulation, the air in your garage will be as cold as the outdoor air.

Imagine a winter day in Chicago when it is 30 degrees outside. Your furnace has heated your house to 70 degrees. If you open all the doors and windows of the house and shut off the furnace, heat will flow out of the house until, eventually, the interior house temperature is equal to the outdoor temperature of 30 degrees. This is why you may hear people yelling, “Shut the door before you let all the heat out!” during the winter.

Granted, most people do not have a furnace heating their garage. However, an attached garage will receive some heat from the house itself, from sunshine, and from hot car engines. Insulation in the walls and doors of your garage helps keep the interior space a little warmer than the outdoors.

What Is a Good R-Value for a Garage Door?

A plain garage door of steel, fiberglass, aluminum, or wood has virtually no insulating value. The addition of insulating panels to an existing uninsulated garage door will typically give you an R-value of between 6 and 10. You can also find pre-insulated garage doors with an R-value as high as 18.

When choosing the insulating value for your garage door, it can be helpful to keep in mind the insulating value of your garage walls. Four-inch wood studs have an R-value of 6, while typical 3.5-inch fiberglass insulation batting between the studs has an R-value of 11 to 15. A layer of drywall has an R-value of around 0.5; the same is true for standard uninsulated vinyl or aluminum siding. A double-paned window has an R-value around 2. When all of these materials are combined, and assuming good weatherstripping, an insulated garage wall could be expected to have an R-value between 10 and 14. That would be an appropriate R-value range to consider for your garage door, absent any other considerations.

Your Dream Home Is Not Finished Until You Have a Dream Garage

Your dream home might be a 1,800 square foot cottage near your relatives in Chicago or a 4,000 square foot luxury home in Wheaton within a short commute to your job. Whatever its size and value, it is yours, and you have put a lot of time and effort into making that house a home. But there is one thing you may not have finished yet, and that is the garage. Your dream home is not complete until you have the custom garage of your dreams.

Creating the Ultimate Custom Garage

Curb appeal. The first thing your dream garage needs is curb appeal. It may need a siding upgrade or some custom stonework to “dress” it to match the style of your home. It may need an upgraded garage door, such as a faux wood finish, a carriage style design, or windows. The exterior light fixtures must, of course, match the style of your house while providing functional illumination.

Interior lighting. Is your garage lighting limited to the auto-on light built into your garage door opener, and maybe one or two other bare lightbulbs? Do you find yourself leaving in the dark and coming home in the dark during the winter time? You are not alone, but chances are, the wiring is already in place to fix these problems. For just a couple hundred dollars, you can replace those bare bulbs with attractive and more functional light fixtures. Choose fixtures with a “smart” feature so that you can program them to light your departure in the morning and greet you when you come home at night.

Maybe the former owner of the house left you a few shelves or a sheet of pegboard on one wall, and you have tried to make do. Make a resolution that this year is your garage year! PVC slatwalls are the perfect solution because they look great, are easy to clean, and can hold as much as 100 pounds of gear per square foot. Garage and Home Improvements With the Best Payback

The choices we make in home and custom garage improvements are generally driven by one of two factors: either we make upgrades for our own pleasure, or we plan to sell the house soon and are making improvements that will help it sell quickly for the best price. Ideally, we take both factors into consideration.

One important consideration is generally the payback value of a project. The payback percentage represents the increase in home value relative to the project cost. On the list of home improvements with the best payback, garage doors and other garage improvements are near the top.

Garage Door Replacement Has Excellent Payback Value

Garage door and entrance door replacements rank near the top of all home remodeling projects for their payback value, according to the Remodeling 2018 Cost vs. Value Report. In the Chicago market, installing a new upscale garage door (steel with R-12 insulation) has an estimated cost of $3,000 to $4,000 and an estimated payback value of 90%. Installing a new entryway door has an estimated cost of $1,000 to $2,000 and an estimated payback value of 100%.

For comparison, bathroom projects have a 50-70% payback value, while kitchen remodels average 50-60%. Remember, however, that the payback depends on many factors, including how outdated the space was and how well the improvement is executed relative to comparably-priced homes in the area.

Make Improvements Before You Put a Home on the Market

Some homeowners believe that it does not pay to improve a house prior to putting it up for sale; they assume that the new owners will just want to change everything to fit their own tastes anyway. However, that is less true today than it was in the past. “Buyers are inclined to pay more and get a home that is essentially move-in ready, rather than pay less for a home they must fix up. Sweat equity doesn’t have the appeal it did 20 or 30 years ago,” said Jeff LaGrange, Vice President, RE/MAX Northern Illinois Region, when speaking to the Daily Herald last year.

What Home Buyers Want for Garages in 2019

Thinking about possible home improvements in 2019? Want to make sure those home and garage improvements are going to make your home appeal to future buyers? According to the National Association of Home Builders, these are some of the top features currently desired by home buyers:

  • 92% want exterior lighting.

If you are planning to do some work on your garage in the coming year, you should consider the following:

Garage storage. A well-designed storage system in the garage can boost your home value for several reasons. First, today’s home buyers are mostly Millennials, who prefer a streamlined look in their homes without a lot of clutter. Second, the garage is usually much more conveniently accessible than an attic or basement. 3 Solutions for Mud, Slush, and Snow on Your Garage Floor

Ah, the joys of winter in northern Illinois! The garage floor is filthy, but it is too freezing cold to hose it down. Even worse, slippery spots can form on the floor, posing a risk of a slip-and-fall. The last thing you need during a Chicago winter is to be hobbling around on crutches. So what can you do? Here are three recommended hacks for keeping that garage floor a little cleaner and safer:

Solution 1: Coal Shovel and Squeegee

Like most household maintenance chores, having the right tools can make all the difference. If you have been trying to use a push broom or snow shovel for winter floor cleaning, you have learned that those are not the best-suited tools for the job. Debris runs off the sides of a snow shovel, and a push broom is not ideal for muddy, slushy conditions. The solution is a coal shovel, which has sides to keep the debris in the shovel until you’re ready to dump it outside. Other people swear by a heavy-duty push squeegee for pushing water out the door.

Solution 2: Boot Brush

If you have family members who like to hike the forest preserves and play in the parks all year long, you know how annoying muddy boots can be. Mud and slush can get trapped in the deep treads of boot soles, and as it dries, it flakes off all over your floors.

One easy solution is a boot brush, which you can order online for about $25 to $50. Some of them have to be screwed into a wood or concrete floor, but others have a mat on either side that you stand on to keep the brush steady while you scrap your boot through it. These have long been used by farmers and horse owners, so you can trust this is not some cheap gimmick.

Set up your boot brush right outside the main door to your garage, or just inside the overhead door, where you can easily sweep the debris back out the door. Ask anyone who has installed a boot brush; it really helps keep dirt and snow where they belong: outside.

Solution 3: Heavy-Duty, Rubber-Backed Floor Mats

You know those dirt-trapping and water-trapping doormats made for use at your front door and back door? Well, they also make them in a runner length that is perfect for winter garage use. Just be sure to choose one that is heavy-duty, rubber-backed, non-slip, and easy to clean. Then, place it alongside the car where you get out. This will help keep snow and mud on your boots from getting on the floor of the garage and then being tracked into the house.

These mats can be helpful for family members who need a little extra stability under their feet when entering and exiting the car, especially when their shoes or boots might be wet and slippery. When the mats get too dirty, just take them outside and shake them off in the driveway, or give them a quick going-over with a vacuum cleaner. When the weather is warmer, they are easy to hose off and throw over a fence or deck railing to dry.

One final bonus tip: If you order items online regularly, you probably have more cardboard than you know what to do with. Break down some of those boxes and place them around your garage floor. This is a cheap way to catch salt and melt-off from around your car wheels, and you can just toss the cardboard in the recycling bin later.

Improve Your Home’s Curb Appeal With a New Garage Door

When some part of your home, like a garage door, needs to be replaced, you should not just automatically buy the cheapest option or an exact replacement for the one that broke. Your home may well be the most valuable asset you have. When the time eventually comes to sell it, you will want to get the best possible price for it. This means that you cannot wait until you are ready to put the house on the market to think about maximizing its value to potential buyers. Rather, protecting the value of your home has to be an ongoing practice, like changing the oil in your car and buying new tires when the old ones wear out.

At a minimum, any major part of the home that breaks, like a garage door or furnace, needs to be repaired or replaced. However, that alone is not enough to maintain the value of your home. You also need to update your home’s look and functionality, both interior and exterior, to keep up with changing lifestyles and tastes, at least to the extent that your budget allows.

Factors to Consider When Replacing Your Garage Door

You may first want to take a drive around your neighborhood and take a close look at the garage doors on other homes. Snap some photos you can refer to when you start shopping for a new door. Pay special attention to any homes that have been recently built or sold. What style of doors do most of the homes have? At a minimum, you want to keep your house up to par with other houses in your neighborhood.

You can also check websites such as Zillow or Redfin to look at pictures of other houses in the area with a similar size and price point as yours. Real estate agents call these “comparable homes,” or “comps” for short. What do you like or not like about their garage doors? What style do you think would look good on your house?

Once you have established your comps, you can make a list of features you think your new garage door should have. For example, if most of your comps have doors that look like wood, make a note. You may not want the cost and maintenance hassle of real wood, but there are other material options that can give you the appearance of wood. If you currently have a plain, off-white garage door, consider how a darker-colored door might look against the rest of your home’s exterior. Black doors are growing in popularity, but if you choose this option, you will want to make sure scratches will not show up on the finish.

If all of your comp houses have very plain doors, then you do not have to worry about doing anything extra fancy with your door in order to make your home competitive in the market. However, you should consider what you could do to give your home a “curb appeal” advantage over those other houses. It may not cost much more at all to add a couple of nicer features to your door, such as windows, architectural details, or decorative hardware.

Remember to consider not just the outside appearance but the insulation value of the door as well. A better-insulated garage door can be well worth a little extra cost, enabling you to work comfortably inside your garage for a greater part of the year.

Taking the time to choose an attractive new garage door will be worth the effort. It will make you feel good every time you drive up your house, in addition to protecting the value of your most important investment.

Garage Maintenance for Above-Freezing December Days

The Chicago area often gets a few days with 35- to 40-degree temperatures in December, giving homeowners a last chance to complete some lingering outdoor maintenance chores. Here are a few suggestions for garage maintenance on one of those days:

Clean the Garage Gutters

The Chicago suburbs had an unusual fall in 2018. We went from leaves on the trees to leaves on the ground to snow on the ground in a matter of days. If you did not have the chance to get your gutters cleaned out earlier, now is the time to do it. Leaves which are just lightly frozen together should clean out fairly easily.

If the gutters get clogged up with masses of frozen leaves, water will not be able to drain off the roof the way it should. Remember that winter in northern Illinois usually involves a series of freezes and thaws, so your gutters need to be capable of draining off water all year long. Clogged gutters can lead to water damage affecting your roof, walls, and foundation, both inside and out. If water gets into areas of your home and garage that are not intended to be waterproof, such as wooden door frames and drywall, you can end up with rot and mold.

Gutter overflow can also create hazards. Pools of ice can form on driveways and sidewalks, creating a risk of slip-and-falls. Heavy ice buildup in the gutters or in the form of large icicles can actually cause gutters to pull away from their anchors.
