The world of garage door installation has gotten much more exciting in recent years. Most of us are used to being able to open our garage doors through a short-range wireless remote that operates an electric garage door opener. However, many garage door openers are now able to connect with smartphones and home wifi systems, allowing you to open and close your garage door remotely. This technology has now taken another step forward by allowing some home delivery services to have temporary access to open your garage door and store your deliveries safely inside your garage when you are away.

About This New Service

Many garage door brands, such as Liftmaster, have begun a partnership with Amazon. Together they have created a new service available to Amazon Prime members. Using the Amazon Key app and MyQ technology, Amazon Prime members will be able to have greater control and awareness over who enters their garage and when. The Amazon Key app allows you to know when your garage door opens through smartphone notification, and it allows wireless streaming from security cameras, so you can see who is entering into your home.

When it comes to delivery services, this technology will provide access when Amazon delivers packages to your home. The Amazon employee will be given temporary access to your garage only (unless you clear them for direct access into your home), where they will place your packages for safekeeping.

If a burglar were to break into your garage while you were away, you would be unaware of it until you came home, and a number of your valuables could be stolen during this time. The new MyQ technology, in combination with the Amazon Key app, provides protection against theft by notifying you if someone accesses your garage without your permission.

What Are the Latest and Best Garage Door Opener Features in 2019?

The busy season has begun for home improvement and building contractors. Battery Backups for Electric Garage Door Openers

If you have had an electric garage door opener for many years, you probably take it for granted that the door will open whenever you press the button. But what happens if your electricity goes out due to a summer storm? Make sure your family knows how to use the red-handled cord that hangs down from the garage door track. When you pull that emergency release cord, it disconnects the garage door from the electric opener, allowing you to raise the garage door by hand. Do a test run to make sure you can get that door open manually. See your owner’s manual or this online video for instructions on how to use the emergency release and how to reconnect the door back to the electric opener.

However, some people cannot physically open a large garage door on their own. Therefore, the latest garage door openers now come with a battery back-up. If the electricity goes out, the battery will operate the garage door. In fact, LiftMaster did a survey of homeowners and learned that 40% said better lighting would improve their use of their garage.

In response, the latest LiftMaster garage door openers come with an improved LED lighting system that promises to fill your garage from corner to corner with 3,100 lumens of light. The LED bulbs should last for the entire life of your garage door opener, so you will not face the annoyance of replacing burned out bulbs.

Amazon Prime Can Now Leave Deliveries Inside Your Garage

Amazon Prime members in major cities now have the option of in-garage delivery at no extra charge. You will need an internet-connected garage door opener and the Amazon Key app. For around $50, you can buy a myQ Smart Garage Hub and turn your existing garage door opener into a “smart” internet-connected one. The Amazon key app will notify you when your garage opens for the delivery driver and when the garage closes.

How to Perform an 8-Point Inspection of Your Garage in the Spring

April is the perfect month to give your garage a good cleaning and a careful inspection to identify problems that need repair before serious damage occurs. By doing your annual inspection in the spring, you then have months of warm weather to complete any necessary garage repairs. Here are eight things to check as you go about your spring cleaning:

  1. Overhead garage door: Use our garage door maintenance checklist, and be sure to lubricate the garage door springs. Also, check flexible door seals for signs of mouse damage and replace the seals as needed.
  2. Windows and entry doors: Spring is a good time for window washing and wiping down entry doors. While cleaning, check for any signs of rot around window sills and door sills. Inspect caulk that protects against water infiltration around doors and windows, and repair it as needed. Check the weatherstripping as well.
  3. Roof: See our article on roof replacement for tips on how to tell when your roof shingles are wearing out and may need replacement.
  4. Soffits and fascia along edges of the roof: Check soffit vents and clean as needed to ensure proper air flow. Check the soffits and fascia for signs of rot or any gaps or holes that could allow entry by insects and other pests. Seal any gaps or holes with metal mesh (e.g., quarter-inch hardware cloth), which can then be covered with caulk. Remember that mice can squeeze through a quarter-inch hole.
  5. Gutters: Make sure gutters are clean and drain properly. Seal any joints where water drips out.
  6. Walls: On the interior of the garage, check the wall framing where it meets the concrete foundation for signs of moisture or rot. Also, look for signs of insects or mice and apply pesticides as appropriate. On the exterior, check for any missing or damaged siding that needs repair.
  7. Floor: Chicago winters are hard on garage floors. Unless you have applied a waterproof sealant, water that sits on your garage floor will work its way into the porous concrete. When the temperature dips below freezing, that moisture in the concrete expands and causes the concrete to start flaking apart. The resulting unsightly blotches of crumbling concrete are known as spalling. This type of floor damage can be repaired with either an epoxy-based concrete patching compound or a polymer-modified cement. After making the necessary repairs, you may want to protect the floor from future spalling or pitting by applying a sealant.
  8. Exterior plants: Keep plants and bushes trimmed back at least one foot away from all home and garage walls. Trim trees so that branches are at least six feet away from the house.

What Roofing Terms Do I Need to Know When Replacing My Garage Roof?

Most home and garage roofs in the Chicago area require replacement of their asphalt composite shingles every 20 to 30 years, but the actual life of the roof can be shorter or longer depending on the quality of the shingles, the amount of direct sun they get, and other weather-related factors.

How to Tell if Your Garage Roof Shingles Need Replacement

Start talking to a garage roofing contractor if you see any of these signs of impending failure on your asphalt garage roof shingles:

  • The surface of the shingles looks cracked or crackled.
  • The granules on top of your shingles have eroded away to the point that you can see any bare black surface below.
  • Edges of shingles are curling upward or cupping.
  • The shingles are brittle to the touch and crush into bits easily rather than being flexible.

Roofing Terms You Should Know

If you have never had to replace a shingle roof before, here are some terms you should know.

Ice dam: Chicago’s winter freeze/thaw cycle can cause ice dams to form on a roof. An ice dam is a layer of ice that builds up on a vulnerable part of the roof and prevents melting water from flowing down and off the roof as it should. Ice dams are a hazard, because they can allow water to back up above the dam, work its way under the shingles, and leak inside the building. Ice dams commonly build up on the edges of the roof, in valleys, and along ridgelines.

The assembly of a roof requires several layers of materials:

  • Structure: The structural components of the roof are the walls and the framing beams that lay across the walls and form the peak of the roof.
  • Sheathing: This is a layer of plywood or similar material that sits on top of the roof beams. Sheathing must be a continuous flat surface with no gaps between the boards. It is sometimes referred to as roof decking.
  • Ice/water barrier membrane: Building codes require the installation of an ice and water shield on top of the wooden sheathing in areas of the roof most vulnerable to water leakage from ice dams, including ridgelines, valleys, and roof edges. An ice/water barrier is an adhesive-backed membrane of 24″ to 36″ wide that seals over nail holes in the sheathing that water could seep through. When applied along the exterior edges of the roof, the membrane should extend at least 24″ inside the exterior wall line. While some city codes do not require the use of ice/water barrier membranes on detached, unheated garages, some areas recommend it on all garages.
  • Metal flashing: Flashing is another building material that is crucial to prevent moisture from seeping through roofs and walls, particularly at points of intersection, such as roof peaks and valleys and around skylights and chimneys. Flashing is made of galvanized steel which is bent to conform to the peak or valley it is protecting.
  • Drip edge: This special type of metal flashing wraps around the lower edge of the roof sheathing all around the entire building. A drip edge prevents water from making contact with the edges of the wood sheathing that would otherwise be exposed. It also directs water away from the fascia trim that runs along the lower edge of your roof. The drip edge and the ice barrier membrane work together to prevent water from reaching the wood sheathing and leaking inside the building. Without the drip edge, a driving rain could force water under the shingles at the edges of the roof. The metal drip edge also seals any gaps between the fascia and sheathing to prevent the entry of small animals. The drip edge also works in combination with gutters to direct water away from the building.
  • Shingles: Most roofs are covered in asphalt composite shingles that are nailed on top of the sheathing and water-barrier materials. Today’s shingles are composed of several materials, generally a fiberglass mat covered with water-repelling asphalt and colorful mineral granules. The shingles are backed by a heat-activated adhesive strip that helps bond the overlapping layers of shingles together.

Should My Garage Have One Double or Two Single Garage Doors?

When you want to upgrade the look and functionality of your garage, several of the most important decisions you must make involve the garage doors. Some decisions will significantly impact your property’s curb appeal, such as the color and decorative style of the doors. Other decisions are more functional, such as the insulating value and the type of electric garage door opener you install. But the most long-lasting decision you will make is this: should you design your garage for one double garage door or two single doors?

Advantages of One Double Garage Door

Many people assume that one double garage door will be cheaper than two single-car doors, and this is true primarily because of the cost of the extra garage door opener. However, given that a garage door opener only costs about $500 with installation, this is a relatively small percentage of your overall garage cost.

Other than cost, here are some other arguments in favor of installing one double garage door:

  • If you have a full-size truck or SUV in your family, you may find it easier to drive into and back out of a double-wide door.
  • If you are planning a three-stall garage, the most common solution is to install one double-door and one single door.
  • Installing a double door makes it easy to park one vehicle in the middle of the space, leaving plenty of room for loading, cleaning, and repair tasks around all sides of the vehicle. This can be especially helpful if you have a family member who uses a wheelchair.
  • The double-wide opening also makes it more convenient to work on a vehicle, boat, or a large carpentry project in the garage.
  • If you simply prefer the look of two single doors, you can find styles that look like two separate doors.

Benefits of Two Single Garage Doors

If you think your only option is one 16-foot wide door or two 8-foot wide doors, think again. 9-foot and 10-foot wide doors are also available.
Many people find the appearance of two single garage doors to be more attractive and upscale than one large double door.

Other benefits of installing single garage doors include:

  • When you have to park two cars inside one double door, you are forced to park fairly close together. By having two separate doors, you can choose how far apart to space the doors, allowing for extra room between vehicles so you can fully open the doors on each side.
  • You can choose how much or how little air you want blowing into the garage by opening just one door.
  • If the spring on a single garage door fails, you can generally get your vehicles out through the other door. If the spring on a double door fails, both of your vehicles will be trapped inside until you can get a repairman out. Springs generally wear out every eight years.

Can I Save Money By Installing Solar Panels on My Garage Roof?

Now that spring has sprung, outdoor home improvement season is upon us. With Earth Day approaching on April 22, it seems appropriate to dedicate this post to a “green” topic: solar power. Specifically, does it make financial sense to use your Downers Grove residential garage to generate electricity with solar panels? The short answer is: Yes, thanks to current federal and state incentives.

Does Solar Power Make Sense for DuPage County Homeowners?

California is currently the biggest market for solar energy, largely due to aggressive laws promoting solar. One law even requires solar panels on all new homes effective January 1, 2010. So, you are probably wondering, how does Illinois compare?

Illinois is currently ranked 34th out of the 50 states for the amount of solar power generated. However, thanks to new state programs that are just ramping up in 2019, Illinois is projected to rank 12th in the nation in five years.

According to the real estate brokerage company Redfin, Chicago buildings scored 80 out of 100 on average for solar power potential; a minimum score of 75 is necessary for a building to be considered “good” for solar power generation.

Solar Cost-Benefit Analysis for Northern Illinois Residents

The average 6-kilowatt residential solar system costs roughly $20,000 upfront, but your cost could be closer to $50,000 if you have a larger home and want to produce more of your own electricity.

While that may seem like a huge amount of money, there are significant incentives and savings. Right now in Illinois, you could break even in as little as 10 years, the point at which your cumulative financial benefits exceed your upfront cost. ComEd customers can get a complete financial estimate online that is customized to your address and past power usage.

In addition to being a renewable and non-polluting source of energy, solar panels offer the following tax incentives and savings:

  • A homeowner who purchases and installs a solar system can claim 30% of their total investment as a federal income tax credit if the project begins in 2019. The credit drops to 26% for projects started in 2020 and 22% for projects started in 2021. On a $20,000 project, you will get around $6,000 back on your next tax return.
  • Residential solar system owners in Illinois will be able to sell Renewable Energy Credits (RECs) through long-term contracts with the Illinois Power Agency (IPA), provided your system is installed by an IPA-approved vendor. You will be paid in year one for the value of the solar energy you will produce over 15 years. This incentive is estimated to pay back about 25% of your solar installation cost, or $5,000 on a $20,000 project.
  • Given these federal and state incentives, a homeowner should break even on their solar energy project in about 10 years. Over the next 10 years after that, you should experience cumulative savings roughly equal to your installation cost.

The U.S. currently has over 60 gigawatts of solar capacity, enough to power over 12 million homes, and this capacity is expected to double by 2024. Nearly two million U.S. households have installed solar panels. 2019 is a great time to consider making your home part of that expansion.

5 Things That Need a Home in Your Garage

Are you tired of digging through piles of stuff in your garage to find the thing you need? The solution can be found in the old adage, “A place for everything and everything in its place.” Here is our list of 5 things you should have in your new garage and the best place to put them so you can always find them.

Before we get to our list, let us make this quick point. One of the challenges of garage storage is that you cannot always use the same types of containers that you would use indoors. Fabric bins with open tops may work great in your bedroom closet or toy room, but in a garage, they are going to be filthy inside and out in short order. Cardboard boxes are also bad for a garage because of dampness. Instead, use clear plastic storage bins, wire bins, hooks, bungee cords, and magnet strips.

1. Gardening gloves and tools.

Hang a sturdy wire bin on a wall convenient to a garage door that you typically use when working in the yard. Choose a bin large enough to hold your gardening gloves, weeding fork, gardening knife, and similar hand tools. Make sure the bin is large enough to hold your kneeling mat, too.

If you hang a few hooks or clamps off the bottom of the bin, you can use them to hang up your lightweight gardening clogs or wet gloves. You can also use the hooks to hang tools that have straps or holes in the handles.

Wire bins are very popular these days as part of the farmhouse/rustic chic decorating style, so they should be easy to find. Why wire? Because it won’t hold dirt and water the way a solid bin will.

2. All the bits that go with your power drill or Dremel rotary tool

This one is easy: pick up a clear plastic bin with a clamp-on lid that is big enough to hold the power tool and a smaller plastic tub inside to contain bits and accessories. You may not even have to buy the smaller plastic tub. Just stalk the kitchen for a plastic margarine tub or the tub that dishwasher detergent pods come in.

3. Boot scrubber

We recently found the perfect place for a boot scraper in the garage, but this spot only works if you have two separate overhead garage doors. Put it on the floor between the two doors. It should fit perfectly.

4. Step ladder

Are you tired of having ladders leaning up against walls and fighting past them when you need to get at a shovel or some other item stuck behind the ladder? Give the ladder a place to hang out-on the wall. Just screw a couple of heavy-duty U hooks, also known as ladder hooks, into the studs.

5. Screwdrivers, box cutters, needle-nose pliers, scissors, and other small tools you use most often

Mount foot-long magnetic strips near the main door so you can grab these tools easily whether you are working indoors or outdoors. You can buy a couple of these strips for under $20.

It’s the 40th Anniversary for Blue Sky Builders, Inc.

Do you know how rare it is for a business to celebrate its 40th year in operation? Of all new business start-ups with employees between 1995 and 2010, one-third failed within two years, and half failed within five years, according to the U.S. Small Business Administration.

We sure are enjoying our 40th anniversary and the start of another year building quality garages for our customers. We are even more proud of the fact that we are the oldest custom garage building company in this area that is still owned and operated by the original owner.

Yes, our memories go back, way back, to 1979 when we started Blue Sky Builders, Inc. We hope you enjoy sharing some of these sweet old memories with us.

We Had a President Before Social Media Existed: In 1979, Jimmy Carter was serving as the 39th president of the United States. He was a U.S. Naval Academy graduate, class of 1946, who served on submarines until 1953, yet as one of his first presidential acts in 1977, he pardoned all Vietnam War draft evaders. After his presidency, he remained active in worldwide humanitarian efforts, winning a Nobel Peace Prize in 2002 for his work in peace negotiations, election monitoring, and disease eradication in developing nations.

We Enjoyed the Latest Fads: McDonald’s introduced the Happy Meal in 1979. The federal government legalized home-brewing of beer. We watched one of the earliest home improvement shows, This Old House — which was initially controversial because building contractors were afraid the show was giving away their trade secrets.

We Wore the Hottest Fashions: The gals showed off in tube tops, we all wore Lacoste polo shirts with the alligator patch, and Brooke Shields let us know that “Nothing comes between me and my Calvins” (Calvin Klein jeans, that is).

We Listened to Our Sony Walkman: The top song of the year was “My Sharona” by The Knack. We also listened and danced to the Village People, Prince, Billy Joel, Michael Jackson’s “Don’t Stop Til You Get Enough,” and Queen’s “Crazy Little Thing Called Love.”

We Longed for the Hottest Rides: The cars everyone wanted were the Pontiac Firebird Trans Am, Chevy Camaro Z28, Jeep CJ, and Cadillac Coupe DeVille. The MotorTrend truck of the year was the Chevy Luv 4×4 light truck.

A two-car garage typically measures at least 22′ x 22′ while the minimum footprint for a three-car garage is 32′ x 22.’ Larger dimensions are preferable if your lot allows.

Detached Garage Sizes in DuPage County

If you live in an unincorporated area of DuPage County, the county’s zoning requirements apply to you. For a single-family home on a lot of 40,000 square feet or less, the maximum size allowed for a detached garage, shed, or accessory building is 650 feet if you have an attached garage already or 850 feet if there is no attached garage. Assuming the 850 square foot limitation, you could build a 36′ wide by 22′ deep garage, enough room for three stalls. The maximum allowed height of the building is 15 feet.

If your lot is over 40,000 square feet, the maximum size allowed for a detached garage or shed is 1.625 percent of the square footage of the property, plus an extra 200 square feet if the house has no attached garage. For example, on a 2-acre lot, which equals 87,120 square feet, you could have a 1,415 square foot detached garage. The maximum allowed size for a detached garage, regardless of how big your lot is, is 2,600 square feet. The maximum allowed height of the building is 24 feet.

Maximum Size for Attached Garages in DuPage County

If you are building a new home in unincorporated DuPage County or replacing or adding an attached garage to an existing home, the maximum allowable size of your home plus the attached garage varies by your zoning category. For example, if your lot is zoned R-1, the maximum allowable footprint of your house plus any detached accessory buildings is the size of your lot x 20 percent, excluding the first 1,000 square feet of any attached garage.

Maximum Size for Detached Garages Within City Limits

If you wish to build a garage on property within the boundaries of a particular city in DuPage County, you will need to refer to the zoning ordinances of that particular city. For example, in zones of Downers Grove designated for single-family residences, you are allowed to cover no more than 32 percent of your lot with buildings, including your home, attached garage, and any accessory buildings. Minimum building setbacks from each property boundary also apply. In single-family residential zones of Wheaton, the footprint of all buildings on a lot, known as the floor area ratio, may go as high as 40 percent.

How to Replace Your Garage Light Bulbs with LEDs

If you have been confused by the changes in light bulbs over the last few years, you are not alone. Most of us grew up with incandescent light bulbs and are still figuring out the transition to LED bulbs on the market. For example, in the incandescent world, we knew were supposed to buy heavy-duty bulbs marked “outdoor use” for fixtures in and around the garage. You probably even have some yellow bulbs for use in the summer to avoid a swarm of bugs around your doors. But what is the right replacement in the world of LED bulbs?

Watch Out for Wattage – Focus on Lumens

Our best tip for switching to LED bulbs is this: ignore the wattage and just make sure you get a bulb with enough lumens, which is a measure of brightness.

  • If you are replacing a 100-watt incandescent bulb, look for a LED bulb with 1,500 to 1,600 lumens.
  • A 75w replacement bulb should have at least 1,100 lumens.
  • Replace a 60w bulb with one that promises at least 800 lumens.

Unfortunately, many LED bulb packages and online sellers are misleading. They will say that a 9w LED is the replacement for a 100w incandescent, when in fact the bulb only produces 1,000 lumens. A replacement for a 100w incandescent bulb should be labeled closer to 14w.

Focus on getting the brightness of light that you need, because the LED energy savings will be significant even if you go up in lumens versus the incandescent bulb you are replacing. LEDs are up to 80% more energy-efficient than incandescents with equivalent lumens, because LEDs convert 95% of the incoming energy to light and waste only 5% as heat.

Other Bulb Attributes to Look For

One new type of bulb to check out is the “dusk to dawn” LED bulb. Built-in sensors turn these bulbs on automatically at dusk and turn them off at dawn. They will work in any fixture and do not require a wi-fi connection or special technology. Yellow “bug bulbs” are also available in LED form now.

In addition to “lumens,” another code word to learn in the LED bulb world is “kelvins.” Kelvins measure the color temperature of the light. 4600k to 6500k will give you a bright blue-white light similar to daylight, ideal for work spaces where very bright light is needed. 2000k to 3000k will give you a soft white light that is more yellowish, appropriate for living rooms and bedrooms.

Note that some LED bulbs are not meant to be used in enclosed fixtures, so be sure to check for that in the specifications. Using the incorrect bulb in an enclosed fixture may cause the bulb to burn out prematurely because it gets too warm.

To ensure longevity, you should make sure the bulbs you buy for use in and around your garage are marked as safe for outdoor use-an unheated garage is basically “outdoors.” The best bulbs are rated for use down to -20 degrees.

Bulbs going into exterior and garage light fixtures generally do not need to be waterproof. However, bulbs going into a fixture in an indoor or outdoor shower stall should be waterproof.

Look for the code “A26,” which means that the screw-threaded base will fit in your standard light sockets. The code “A19” defines the shape of a traditional incandescent light bulb, as opposed to a floodlight, candle flame, or round bulb.
