Safety Tips For National Garage Door Safety Month

More than 70% of homeowners enter and exit their home through the garage door, relying on it as the new front door. And warm weather brings even more traffic in the garage.

Since it is now National Garage Door Safety month we thought we would share a “door to floor” garage door safety checklist. While garage door safety is important all year round, make this an opportunity to complete an inspection.

Maintenance

To keep the garage door properly maintained and functioning safely, be sure to keep all moving parts of the door clean and lubricated, including the steel rollers.

Balance

To check balance, start with the door closed and pull the opener release mechanism so you can maneuver the door by hand. If the door is balanced (properly spring-loaded and running freely on its tracks), you should be able to lift the door smoothly without much effort and it should stay open about three or four feet above the floor.

Safety Reverse

Since 1993, all automatic openers manufactured for the U.S. must include a safety reversing feature such as infrared sensors or “photo eyes.” These sensors are installed near the floor on either side of the garage door opening. Once the invisible laser beam between the two sensors is broken by an obstruction, the door reverses automatically. If your opener lacks a similar safety reversing feature, it’s time to get a new opener.

The Six-In Rule

The photo eyes mentioned above should not be installed higher than six inches above the garage floor. If the eyes are installed higher, a person or pet could get under the beam and not be detected by the photo eyes.

Sensitive Technology

Test your door’s sensitivity this month by placing a two- inch thick piece of wood or a roll of paper towels in the path of the door before closing it. If the garage door does not automatically reverse and retract back to the open position, then the opener needs to be adjusted or purchase a newer model that comes with photo eyes. Prepare For Weather

Be prepared as summer heat and storms turns to summer outages. Once power is lost to the home, an automatic garage door opener will also be impacted. Get Your Garage Ready For Summer

We have experienced a seemingly endless Winter in the Chicagoland area this year. And finally, the weather is starting to warm up! With the first day of summer just around the corner – June 21st – we would like to share a few tips for getting your garage ready for summer.

Garage sales, barbecues, parties. Activity in the garage increases exponentially during the summer months. And as a result, it is important to prepare your garage in advance for the coming months.

Get your garage organized

Organizational needs change throughout seasons. Place items you will need for summer months in an easy to access place near the exit to the garage, while moving seasonal or cold-weather items into storage bins or onto shelves. For example, you may want to place a grill, toys, or a lawn mower close to the exit so it is easier for you to access.

Perform maintenance activities

With the weather warming up, it is the perfect time to complete those tasks you have been putting off all winter. Wash away seasonal grime on your garage door and windows to prevent rust. Apply a fresh coat of paint to your garage door. Or, consider insulating your garage for the summer. Factors To Consider When Choosing a Garage Door Opener

When choosing the right garage door for your home, it is important to keep three things in mind when making your decision: quiet operation, power, and drive type.

Below we will outline a little more information about each of these garage door considerations.

1. Quiet Operation

Garages adjacent to bedrooms or living areas, a quiet garage door opener may be important. Look for garage door openers ones constructed with dependable, quiet operation in mind.

2. Power

Your garage door opener must be able to handle the height and weight of your new garage door. Most garage door openers have 1/2-HP (horsepower) motors capable of handling most residential garage doors.

3. Drive Type

Quiet operation depends mostly on the type of operating mechanism or drive that’s used to open the garage door. Four types of drives are available: belt drives, direct drives, screw drives, and chain drives.

  1. Belt drives use a sturdy rubber-like belt (similar to a car’s fan belt) to open and close garage doors.
  2. Direct Drives, though relatively new to the US, have been available in Europe for around 30 years. These units feature a moving motor that drives itself along a stationary chain.
  3. Screw drives use a long, sturdy metal rod threaded like a screw to lift and close garage doors
  4. Chain drives use a metal chain (similar to a bicycle chain) to open and close garage doors

3 Types of Garage Roofs To Choose From

Garages attached to homes often share the home’s roof. When garages are detached from the home, the roofs come in a few major types that blend well with the home and with other buildings nearby. Aside from the aesthetic consideration, choose the type of garage roof based on how you will use it and what types of vehicles you want to get inside.

Gable

You know a gable roof from its distinctive triangle shape. These are very common on stand-alone garages. A gable roof is described by its pitch. If the slanted side of the roof rises 4 inches for every 1 foot it travels toward the center, then it is called a 4/12 pitch. Most garage roofs use shallow pitches of 3/12 or 4/12. These shallow pitches do not give a typical garage enough room overhead for a separate story, but they do offer storage space for many types of materials.

Here are two examples of Gable garages we have built in the Chicagoland area:

Hip

If you fold the triangular ends of a gable-roofed building toward the center of the building, you end up with a hip roof. These roofs are very popular on stand-alone garages because they diminish the roof line so it competes less with the house roof, or other roofs nearby. Typical pitches for hip roofs on garages are 3/12 through 6/12. Since you lose the gable end, the overhead storage space is cut down unless you use a 6/12 or greater pitch. Hip roofs are economical to construct because you can eliminate the gable-end wall extensions on each end of the building. Hip roofs are also more aerodynamic and are better suited to places with high winds.

Gambrel

A gambrel roof resembles the classic barn roof with two different slopes on a side. This roof provides enough space overhead for a living area or office. Gambrel roofs also create enough space where you can get tall vehicles and boats into the garage when you set the door below the gable end.

Coverings

Shingles are the most common covering type for a garage roof. These asphalt-impregnated, fiberglass strips stand up to all types of weather and they are inexpensive when compared to most other roof types. When the garage stands alone, it is still a good idea to have its roof match the roof color and texture of the home. Since shingles are widely used on homes, they also find their way on to garages. Metal roofs also commonly cover garages as does rolled roofing, a very inexpensive material that goes on quickly.

Garage Door Panels: Add Style To Your Garage Door

Garages doors make up a significant portion of your home’s exterior. Therefore, it is important that the style you choose complements the rest of your home’s exterior. One way to add style or your own personal touch to a garage door are windows and window panels. How else can you add style to your garage door?

Panel design. There are four main standard panel designs to choose from that we will share below. Which will work best for your new garage door?

1. Flush Panels

Flush panels are flat, slightly textured panels. They can be used to complement the surrounding wall area without drawing too much attention to the door itself.

2. Long-Raised Panels

Long-raised panels give depth and distinction to the door, while adding to the home’s overall appearance.

3. Short-Raised Panels

Similar to above, short-raised panels can also add depth to the door. Short-raised panels make great additions for Victorian-style homes with intricately delicate trim, colonial-style homes with symmetrical facades, or Tudor homes with strong architectural lines.

4. Painted Panels

Add pizzazz to plain, raised panels by painting the sloped portion of the panel in a contrasting color.

Garage Floors: How to Restore from Winter Damage

Spring is here! Time to plant flowers, enjoy the fresh air, and rid your garage of those ugly salt stains! As you’ve watched the snow accumulate outside for the past few months, the salt and chemicals from the roads have been accumulating in your garage. Now the time has come to take inventory of any harmful salt stains that need to be removed and damaging cracks that need repair.

In order to effectively clean and repair your concrete, it is important to first understand what causes this winter damage. From there you can successfully stop the damage from progressing.

What Causes the Damage?

In order to de-ice the roads, road crews typically use various mixtures of liquid magnesium and calcium chloride (road salt). This mixture is applied with the purpose of not only melting the existing ice and snow but also with the intention to prevent future refreezing.

These deicers catch a ride on the bottom of your car and eventually end up on your garage floor. Once on the floor, they begin to seep into the pores of your concrete instead of just freezing on the surface. As the temperature in your garage drops, the liquid refreezes inside these pores. In doing so, it expands and slowly breaks it apart. This cycle occurs throughout the entire winter, leaving you with broken and cracking concrete-this is known as spalling.

Another nasty side effect to this liquid is called subflorescence-i.e. those ugly white stains on your floor. When the moisture on your garage floor evaporates, the salt that is left behind recrystallizes and causes your concrete to flake off.

How Do I Fix It?

Well the first thing you need to do is clean your garage floor-every inch of it. This deep cleaning will reveal the salt stains and indicate any damages that may need repairing. Here’s the recipe for removing salt stains:

  • 1 gallon warm water
  • 1 cup vinegar
  • 1 squirt dish soap
  • Whole lot of elbow grease

After you’ve made your concoction, begin scrubbing with a stiff deck brush. Once sufficiently scrubbed, mop or wet vac the remaining reside. This is important! Mopping or using a wet vac prevents the salt from reentering the same pores you’re just scrubbed them out of. Once the residue is removed, you may rinse liberally with water.

For those especially stubborn salt stains, you may want to consider purchasing Salt-Away. Though it is tempting, try to steer clear of pressure washers. While they certainly appear to be removing the stain, they may in fact just be driving the salt deeper into the pores so that they may reappear at a later date.

Now that the salt is removed, it is time to repair any flaking or spalling that may have occurred. Polymer modified cements work best for this. Their consistency allows them to bond much better than regular cement and create a stronger finish that can be feathered much thinner. A regular cement patch will not adhere well to the surface and can easily chip or break away.

Garage Types: How to Choose the Right One

While most people would agree that the interior of a home receives the most attention when it comes to decorating and improvements, there is no doubt that the exterior of a home is what makes the first impression. Seeing as the garage is the focal point of your exterior masterpiece, it is important that you choose the right type and style. If you are in the process of building a new garage, here are some questions to ask when choosing the right style for your home.

1. Does the Material Work for Your Climate?

In order to ensure the durability of your garage, you must take an honest assessment of the impact your climate will have on its structure, especially the door. Depending on your geographic location you will choose from metal, fiberglass, or wood/timber for your home.

  • Wood: If you have a rustic exterior home or just simply love the sleek yet contemporary finish of wood panels, look to Cedar, Larch, or Hemlock for potential options. However, remember that wooden garage doors are the most expensive of the three types.
  • Metal: Metal garage doors offer the unique flexibility of being either lightweight or heavy, depending on your home’s needs. Aluminum doors are lightweight and are specifically ideal for homes that don’t want to use a higher-powered motorized garage door opener. Steel garages are typically beneficial for regions prone to high winds and intense weather. Aside from the weather, steel can also be used for homes that are older, as they provide durability and can be painted in a variety of colors.
  • Fiberglass: Fiberglass doors are particularly ideal if you live in a region that experiences periods of high heat and extreme cold. This material is durable and a great insulator-sure to keep those heating and cooling bills manageable across the seasons. Also, fiberglass is more resistant to splitting and cracking unlike wood doors.

2. Does it Match the Architecture of Your Home

Walk out to the end of your driveway and assess your home as a whole. How does your current garage reflect the rest of your home? Is it hidden or in plain sight? This is important because it will conclude how closely your garage should mimic the aesthetics of your home. The further the garage is from your home, the more unique and individualized designs you can explore. Garages have come along way over the years so embrace your creativity! Consider adding windows and lights in addition to the variety of potential color schemes.

3. What are the Different Advantages of Each Type?

  • Gable Garages: The gable roof is one of the most common, not only for aesthetic purposes, but also for the large amount of interior space that it can provide. Other advantages of gable garages include vaulted ceilings that allow for increased storage space.
  • Hip Garages: A hip garage may seem like the most basic and simple option, but with the right touches, it can be an extremely attractive addition to your home and property while still being affordable and functional. Hip garages are also extremely strong and cost-effective.
  • Gambrel Garages: Perhaps the biggest advantage of the gambrel garage is the added space. You receive the maximum amount of usable space, compared to other garage types. In fact, most will even allow for a second floor in the garage. With the addition of a dormer, such as extending a shed dormer off of the upper roof, you can increase the usable interior space even more.
