4 Tips For Eliminating Garage Odors

It sometimes cannot be avoided that our garage will have a certain stink about it. Paint cans, gasoline canisters, tools etc. may be stored in the garage and items like these can leave foul odors behind. The cat box might be out there or it is even where some may store the trash until pick-up day. This does not mean that one should have to suffer with a smelly garage.

Below are 4 tips for eliminating garage odors:

1. Storing odor eliminators like baking soda, air fresheners and deodorizers will help reduce the pungent smells in your garage.

2. If your car is not parked in the garage, washing the floor will disinfect the floor and help keep smells from becoming too overpowering. Especially wash where garbage or pet waste containers are being stored to stop the growth of odors and bacteria.

3. Once or twice a week, open the garage door. Keep it opened for about an hour in order to let some fresh air in and the musty smell out. Make sure that you garage door is properly maintained. Check out this Garage Door Maintenance Checklist for tips.

Garage Project Blog – Oak Park, IL

Blue Sky Builders, Inc. has been building top quality custom garages in the Chicago area since 1979. We have built so many garages, we thought it’d be nice to share some project blogs sharing the details and highlighting some of the work we’ve done.

We recently completed a project in Oak Park, Illinois. The existing garage was wrecked on 3/27/13 and a brand new garage was built in its place. Below we will share project details and some before & after pictures!

Carport to Garage Conversion Checklist

Are you looking to convert your carport into a garage? While carports can offer a more inexpensive and easy-to-build solution, some opt for garages for complete four-wall protection and storage purposes.

If you would like to convert your carport into a fully enclosed and secure garage, keep in mind you will have abide by more city regulations. Following is a 7-point checklist from Jeff Benke for converting your carport!

  • Check your local building code and HOA regulations. Find out if the project is allowed and what you may need to do to get a permit. For example, an attached garage will likely need a fire-rated wall on the house side.
  • Measure the slab. At a bare minimum, a garage should be 20-ft. deep, with a width of 10 ft. for one car and 18 ft., 6 in. for two cars. A more comfortable garage would add 2-4 ft. to each dimension.
  • Check the height. Will there be room for a header above the garage door opening? A standard garage door requires a rough opening 8 ft., 1 in. high, with a 2×8 or 2×12 header spanning the opening.
  • Carports are built with gable roofs and shed roofs. Try to imagine what the converted space will look like with the existing roof. A shed roof may look fine for your carport, but not particularly pleasing when it is enclosed.
  • If you plan to keep the existing roof, have a contractor, home inspector, or structural engineer examine it. If the roof is in poor condition, you might want to remove it and start your garage project from scratch.
  • Check the slab. Is it structurally sound? Is the footing wide and deep enough? Though the slab surface may seem fine, it may not necessarily meet current code requirements. Once you apply for a new building permit, you may be required to address that issue.
  • Determine in advance how electrical service will be delivered. And if you want to add plumbing for laundry or other purposes, talk to a plumber about your options before proceeding.

9 Ways to Take Advantage of Your Garage Space

As the cost of real estate rises, the garage has become valuable extended square footage. And cars are often left outside in favor of a gym, playroom, or craft areas (Garage History).

Your garage can be used for so much more than just parking your car. With that in mind, Garage Door Repair created an infographic sharing creative ways to take advantage of the space in your garage as long as you are in accordance with your local building codes and permits. View the full infographic. 1. Apartment for Lease

Even the tallest SUVs on the market right now don’t exceed seven feet in height. For garages with higher ceilings, that means there is enough vertical space to build a second floor. With a proper renters license, you could lease that space as an apartment – that is if you have the appropriate plumbing for a bathroom and a kitchen.

2. Storage Space

Free up lots of space in your home by creating a storage room in your garage. If the ceilings are not high enough to build a second floor, there are still options. Every enclosed garage has three walls that should allow for shelving or cabinetry. These can be easily installed and used for storing any clutter that currently takes up valuable space in your home. 3. Office

Use the space to get some work done. Lay carpet, paint the walls and possibly add a sky-light for additional light. This will be your new place of concentration especially since it is separated from the chaos going on inside your home.

4. Gym

End that expensive gym membership and never wait in line for the treadmill again! Use your garage as a workout room. Rubber floor tiles can easily be laid to protect the ground from heavy dumbbells. With a few cardio machines, weights, mirrors, and some music, you have yourself a 24-hour personal fitness center.

5. Playroom

It is not secret that having children essentially means toys and games scattered all through-out the house. Building a safe playroom in the garage is a great way to keep all of the building blocks, dolls, and toy trucks in one area.

6. Greenhouse

For less than $3,000 you could completely transform your garage into a greenhouse. Visit your local greenhouse supply store for guidance on installing proper ventilation, paneling, and drainage.

7. Sunroom

Another fun option for completely converting your garage is to make it a relaxing sunroom. New windows and skylights coupled with cozy furniture will turn this room into your favorite place to either entertain guests or spend alone curled up with a good book.

8. Movie Theater

Instead of spending a fortune at the movie theaters, design your garage as your personal movie theater. Do this by setting up rows of seats and purchasing either a projector or a large television screen. Eventually you could even add surround sound or buy an old-fashioned popcorn popper for the real movie theater effect.

9. Community Gatherings

Garages can be perfect meeting spots for book clubs, neighborhood organizations, or even social gatherings. Arrange the space with plenty of furniture, making sure there is ample seating and table surfaces for food and beverages including a bar with a mini-refrigerator would certainly make it a fun place to spend time.

4 Garage Summer Maintenance Tips

Are you feeling the heat yet? With Summer officially beginning last Friday 6/21/13, we thought it would be appropriate to share some summer garage maintenance tips.

Be sure to keep in mind that activity in the garage increases exponentially during the summer months! Check out some tips for getting your garage ready for summer. Then, consider these 4 summer maintenance tips from the Clopay Door Blog.

1. Wash Away Seasonal Grime on Door and Windows to Prevent Rust

Wash steel and aluminum door surfaces with a mild household detergent and rinse with water. In harsh or coastal environments, apply a quality car wax to the front side of a steel door surface twice a year, immediately after cleaning, to help maintain the finish.
Clean windows with a mild solution of dishwashing detergent and a soft cloth. Do not use amoniated, abrasive or solvent- based cleaners of any kind.

2. Remove Rust

Visible rust or flaking paint on a steel door indicates that moisture is taking its toll. Sand the rust, apply a zinc-rich primer, and paint with a quality exterior latex.

3. Apply a Fresh Coat of Paint

A steel garage door can be painted with a high-quality 100% acrylic latex exterior grade paint. Before painting the surface must be free of dirt, oil, caulk, waxes and mildew. Do not use any type of oil based paint or Alkyd modified acrylic latex paint. Window frames and inserts can also be painted with exterior acrylic latex. For optimal results, sand the plastic first to remove any surface gloss.

4. Keep the Heat Out

Garage door insulation isn’t just for the cold winter months. Today’s insulated garage doors can help keep an unconditioned garage comfortable on a sizzling summer day as well as help manage temperatures in living spaces above the garage. How to Pick The Right Garage Door

When choosing the perfect garage door there are a variety of considerations including overhead garage door sizes, panel styles, materials, colors, and window options. From basic stock to custom designs, you have a range of options.

Basic considerations include material, style, and price. Below are some tips for choosing the right garage door from the Bob Vila Blog.

When selecting a garage door for your home, the list of questions includes basic material, style, and price.

There is a range of options and prices for garage doors, starting with the basic stock offerings and moving up to architecturally designed custom doors. The wood you select, the quality of the insulation, the glass inserts, and the panel style will all impact the purchase price of your garage door. Of course, you can pay bargain basement prices for a garage door that will only last a few years – Or break out the checkbook for a craftsman’s $10,000 work of art.

With a little homework, however, you can find the best door for your home while staying within your budget. Here are some general guidelines for what to expect when you go shopping.

Stock Doors

No matter the material you choose, a basic garage door comes without significant panel design and without glass. From there, each upgrade will impact the cost of your door. Whether you install it yourself, the degree to which you customize your selections, and the materials you select, will determine whether your door is on the low, medium, or high end of the spectrum.

Semi-Custom Doors

In the mid- or semi-custom range, customers begin to select among panel styles, glass inserts, and designs. Homeowners select from a kit of styles to create the door that best suits their home. In this range there are more wood types available, six or so panel designs, and different levels of glass inserts and designer-look glass options. Wood doors in this range may be hemlock, on the low end, or cedar or mahogany at the upper end.

Custom Doors

The high end of garage doors can go from custom colors, finishes, panel designs, grooved panel faces, insulation, and top-quality materials, up to architectural design. Many companies refer to this level of wood door as a carriage house selection. These doors are made of high-quality woods, carry longer guarantees (up to five years for some), and are intended to enhance the design quality of the home. Plans for the garage doors can be drawn architecturally and submitted to the company. There are also a number of companies that provide wood carriage house doors with a variety of panel and glass options. Many of these design showrooms can be toured online. Installation costs vary, as do guarantees on workmanship, parts, and materials. High-end steel doors are double-faced with steel inside and out, with insulation sandwiched in between. More often than not, high-end steel doors feature injected foam insulation, superior insulation value, and soundproofing.

June: National Garage Door Safety Month

June is only a couple of days away and June is national garage door safety month! While garage door safety is important all year round, make this an opportunity to make sure everything is operating safely because more time is often spent in the garage in the summer months.

“June is the perfect time to pay a little more attention to your garage door and opener since a garage often becomes the hub of activity for many families,” notes Paul Accardo of LiftMaster.

In preparation for garage door safety month, below you will find 10 safety and security tips and a garage safety video.

10 Garage Safety Tips

Ensure your garage is safe and operating properly with the following 10 tips (Garage Door Weblog):

1. Make sure garage door opener control button is out of the reach of small children.

2. Do not let children play with garage door remote controls.

3. Consult the owner’s manual and learn how to use the garage door’s emergency release feature.

4. Visually inspect the garage door each month. Look at springs, cables, rollers and pulleys for signs of wear. Do not attempt to remove, adjust or repair these parts or anything attached to them. A trained door repairman must make adjustments to these parts, which are under high tension.

5. Test the garage door opener’s reversing mechanism monthly by placing a 2 x 4 board or a roll of paper towels in the door’s path. If the door does not reverse after contacting the object, call a qualified garage door professional for repair. If the opener has not been replaced since 1993, seriously consider a new one with auto-reverse as a standard feature.

6. Never place fingers between door sections and explain the dangers to children. If you have small children, consider a door with panels that can’t pinch.

7. Do not leave the garage door partially open. When activated again, it may travel downward and come in contact with an object in its path. This also impacts your home’s security as well.

8. While on vacation, unplug the garage door opener unit or use a wall vacation lock console security switch, which renders remotes unusable and is an optional accessory to most openers.

9. If the opener does not have rolling-code technology, which changes the access codes each time the opener is used to prevent code grabbing, be sure to change the manufacturer’s standard access codes on the opener and remote control, or consider investing in a newer model with more safety and security features that are now standard.

10. A new trend in home invasion is gaining access to the home by stealing the opener or car. Never leave the remote control in the car or with a parking attendant. Consider using a key chain remote and always lock the entry to the inside of your home – especially if your opener is programmed to your vehicle. It is a small inconvenience for safety and security.
