A Quick Guide to Garage Doors From Angie’s List

Today’s garage doors come in a variety of styles and features (included added security). Finding the right garage door for your home, or even maintaining the one you have, can be challenging. Angie’s List provides a quick guide to garage doors including: features of garage doors, types of garage openers, DIY/professional considerations, and maintenance tips.

Features of garage doors

You’ll most commonly find rolling, sectional garage doors on the market. Single-section doors are also available, but you need to consider with these doors require clearance space in front of the door for opening and closing, which is not practical in areas that get a lot of ice and snow.

The range of styles is broad. Wood, steel, aluminum and fiberglass doors are available and can be customized to coordinate with the style of your home. As well, you can choose different window sizes and shapes, different wood stains and grains. Keep in mind, that with each additional feature, the price of the door will go up.

Insulation is available for most all styles of garage doors. Your options are single-panel doors with the insulation applied to the inside face. Having a second face to the door provides a maximum R-value because the insulation can be sandwiched between the panels. If you have an attached garage or a garage where you spend a lot of time (like a workshop area), insulation can be an essential and important feature.

Latest features include the following:

  • sensors for automatic reversing
  • infrared sensors to stop the door if something gets in the way
  • security features with remotes that transmit a different signal each time you use the opener

Types of garage openers

  • Chain-drive. This type of opener uses a chain to pull the door open or closed. It’s the most popular and most affordable, with prices ranging from $100 to $170.
  • Screw-drive. With a slow-moving design, this type uses a long threaded bar to open the door. It’s prices range from $150 to $200.
  • Belt-drive. Considered the quietest, this opener uses rubber belts to open and close the door. It’s the most expensive at $200 and up.

DIY or hire a pro?

Garage doors can be an easy challenge for experienced do-it-yourselfers. Internet resources, as well as instructions from the manufacture, make installation an easy, step-by-step process. However, doors and openers with more advanced features can make installation more complicated. Maintenance tips

Like all mechanical systems, garage doors require regular maintenance to ensure they operate properly and with maximum safety. The U.S. CPSC recommends checking a garage door for proper operation every 30 days. Here are some other maintenance tips:

  • Metal doors are far more resistant to dings and the elements than wood doors, but any door will deteriorate if not properly cared for.
  • Inspect your garage door at least once a year for damage that might affect the finish or lead to rust.
  • Wood doors should be refinished/resealed at least every two years.
  • Protect any type of garage door from water – especially runoff and splash back from the roof eaves. Direct water away from the door, including proper drainage in front of the lower section of the door.
  • Keep kids from using the door as a backstop.
  • Wash your garage door regularly, with water and a mild detergent. Use car wax on metal doors to protect the finish.
  • Check that the weather stripping along the bottom is in good condition. If it is cracked, it can easily be slid off and replaced.
  • Lubricate tracks, hinges, rollers and springs with a light household oil – don’t use petroleum-based lubricants. Apply and wipe away the extra. Openers do not require extra lubricant.
  • Test the safety-reversing sensor once a month.
  • Always refer to the owner’s manual for your door and opener.
  • Garage door companies do offer annual maintenance plans, and will come out, check your door, make sure it is lubricated and in good working order.

An investment in a garage door can range from a few hundred dollars for a new opener, to a few thousand dollars for a custom-designed door. While it’s not a feature of your home you think much about, it is an important part of your home. And, if it’s not well maintained, it can lead to unexpected and expensive repairs that have to be dealt with right away.

Turn Your Garage Into a Haunted House For Halloween

Only 15 more days until Halloween! If you are looking for some Halloween decoration ideas, consider turning your garage into a spooky haunted house. It is a nice way to enjoy a few scares, without breaking your budget. Check out the following 8 simple steps for transforming your garage (eHow):

  1. Clean everything out of your garage that is on the floor. Leave any tools or other items that are hanging on the walls.
  2. Create a maze through your garage by stacking cardboard boxes in a design that is conducive to your garage’s size. For instance, if you have a smaller garage, make the shape of a horseshoe so there is one exit and one entrance to the maze without any twists or turns. A more elaborate maze can be constructed if the garage is larger.
  3. Paint the boxes black and cover them with black tarp, mesh or imitation spider webs.
  4. Place plastic spiders on the boxes and hang bats and ghosts from the ceiling of the garage with string and tape (and any other creepy items you may have!). Hang some of them lower to the ground so guests walking through the maze come in contact with them.
  5. Dim the lights in the garage to make it more difficult to find the end of the maze. You could also install a strobe light for added effect.
  6. Set up a CD player that can blast scary Halloween sounds throughout the garage. A compilation compact disc of spooky noises, screams and cackles can be purchased at any chain retail store that has a Halloween section.
  7. Dress up in a scary costume, hide somewhere in the garage and jump out to give your guests a little shock during their adventure.
  8. Give your guests a treat at the end of the maze for making it through the haunted house.

Back in 2010, Blue Sky Builders, Inc. owner, Scott Wendell, discussed his favorite topic with White Rabbit Garage Organizers, a Chicagoland garage storage system provider: garages.

WR: What’s changed about the garage building industry in the last 30 years?

SW: 30 years ago, people just wanted the cheapest garage they could build, but now, people are using garages for so much more than storing cars. Their garages are an extension of their home; they want them to look good and have function beyond just car storage.

WR: What is the hardest thing about being a garage builder?

SW: The biggest challenge is keeping up with the coding requirements; each town has its own code, its own code inspector, and its own fee schedule. The building permit in one town may only cost $150 while the same permit will cost $1350 in another town. Each town has different height and footprint requirements, and it takes someone who really understands the regulations to make sure customers get what they want in their garage without violating any of their local codes.

WR: What was the wildest garage project you ever had?

SW: The wildest garage project we ever did was a garage that was never intended for cars. It cost more than a lot of people’s homes – bigger than many – and was designed strictly to be a hobby center.

WR: What does every Blue Sky Builder customer need to know?

SW: There are three questions we almost always hear: The husband wants to know how big the garage can be. The wife wants to know if we can build the garage without completely ruining their beautiful landscaping. And most of our customers want to know about special storage options, whether for an antique car or attic space for Christmas decorations.

WR: What is the most commonly requested feature?

SW: Most people ask about having windows in their garage door, and it’s also one of the more cost-effective ways to beautify the building. Occasionally, the owner will want taller walls for a car lift. We also have many antique car collectors who want special storage space for their babies.

WR: What makes you the happiest about your business?

SW: After 31 years, we still have the highest possible rating with the Better Business Bureau and on Angie’s List. That makes me feel good; we pride ourselves on doing everything we can to meet our customer’s needs.

Garage Project Blog – Lombard, IL

Its has been a busy year for Blue Sky Builders, Inc.! For our next project blog we wanted to share a garage conversion we completed earlier this year.

The completed garage was built in Lombard, Illinois. The project took approximately one month and was completed in January 2013. Below we will share some project details and pictures of the new garage.

Located in Lombard, IL this garage project included converting a partially enclosed, attached carport into a fully enclosed attached garage. With an oddly shaped/sized opening in the front, a custom special order overhead door was needed in order to fit opening.

Aligning Your Garage Door

The most common garage door problem people have is with their safety sensors. They are located near the bottom of the track of the garage door near the floor. Generally, but not always, when the door opens but won’t close it tends to be a safety sensor alignment issue. Usually the light bulbs will flash on the garage door opener unit to alert you to the fact that it is a safety sensor or photo eye problem.

Regardless of the manufacturer, your safety sensors should have LED lights on them and those lights should be solid at all times. When the LED lights aren’t solid is when you have a problem closing the garage door. Realigning the sensors could be as simple as loosening a wing nut and moving the sensor until the light stays solid or, you may have to remove the sensor from the bracket all together and then re-install it to realign it. Some sensors are mounted on flimsy brackets which can simply be bent around a bit to realign them.

Another possible problem with the safety sensors could be that the lenses on the sensors have become covered with a layer of dust that blocks the beam which will keep the door from closing. The lenses can be cleaned with a soft cloth. Be careful not to move the sensors around when doing this or you could cause them to go out of alignment if they are currently aligned.

Attached vs. Detached Garages

Many homeowners face the attached vs. detached dilemma when considering adding a new garage. No question, garages are essential for homeowners, but which type is best for you?

A lot of that decision is based on personal preference and building codes. Some building codes may not permit a detached garage, or you may not have enough land space. Ultimately, there are benefits and drawbacks to each type, so it is important it meets your particular needs. Consider these three factors from HomeAdvisor: lot size and shape, intentions for the garage, what fits your home best, and overall building considerations.

Lot Size, Shape

Believe it or not, the shape of the lot you’re planning to build on may help make your decision an easy one. A narrow lot that stretches far back towards an alley is a natural fit for a detached garage. On the other hand, detached garages can swallow up a big chunk of your existing yard. Building an attached garage instead might be the difference between filling up your lot with a detached model, and still having a yard for your kids and pets to enjoy.

For some ideas to help you consider, walk your lot and look at your property from every angle: the street, the alley, backyard, driveway, deck, back windows, etc. Try to visualize the size of garage you are thinking about. Will it confine your view if it’s detached? Will it change the architecture if it’s attached? Take a tape measure and mark off the space you are considering. What will this do for the shape of your yard?

Intentions For Your Garage

Beyond the practical considerations of your property, also be honest about what your intentions are for this garage. If your main goal is to avoid having to trump through rain and snow to get to your vehicle on inclement mornings, then an attached garage with direct access to your home is definitely the way to go. If you’re looking to set up that wood or auto shop you’ve always wanted, then a detached version can offer more space, privacy, and limits noise for other people in the house than a garage that’s directly attached. Ultimately, attached models can present safety hazards if you store a lot fuel, paints, oils or other materials that put off harmful fumes. Storing them in a detached model means you won’t have to worry about those chemicals leaking into your home.

What Will Fit Your Home Best?

Another thing to consider when deciding between a detached or an attached model is the style, age, and condition of your current home (and those in your neighborhood). Attached models are relatively new in the world of homebuilding. If you’ve got an older or historical home, an attached garage is going to look forced and out of place. The awkward look may draw hairy eyeballs from your neighbors as well if you live in an area where older homes are the norm. In such cases it’s almost always wiser to opt for a detached model instead. If you live in an older neighborhood, alleys and other access points also makes a detached garage a good choice.

Thoughts on Garage Building

Finally, think about how substantial of a building project you’re ready for. An attached garage is really just a large home addition. You’ll be adding quite a bit to your structure, but your contractor will also be able to utilize pre-existing walls in the construction process and maybe save you a little money. A detached garage is more akin to building a small house from scratch, including digging out and pouring a foundation, and then building your new garage from the ground up. It’s a little bigger project, though you will have a little more leeway as far as designing everything exactly how you want it.

5 Garage Wall Storage Ideas

Leveraging the vertical space in your garage is a great way to get your garage organized and make room on your garage floor. For example, hang tools on the wall instead of having a large container taking up valuable garage floor space.

There are a variety of shelving, racks, or hanging options available. Below we will share 5 garage storage ideas from Garage and Storage Spaces:

1. Metal Standards and Brackets

Metal standards and brackets probably don’t qualify as a formal wall system, but they nonetheless offer terrific low-cost shelving. In a garage with unfinished walls, the standards can be attached directly to exposed studs. You can put shelves as high and as low as you like on the wall, and you can run them from one end of a wall to the other.

2. Pegboard

Pegboard (perforated hardboard) is available at home centers and lumberyards. It is inexpensive, easy to install and provides a ready-made surface for a wide variety of storage hooks, racks, shelves, cords and other accessories. Attach the pegboard directly to studs in a garage with unfinished walls or use spacers over drywall to hold the panels away from the wall so that hooks can be inserted and removed. Use 1/8-inch pegboard for light items and 1/4-inch pegboard for heavier items, but be sure to match the hardware you buy with the size of pegboard you use.

3. Wall Tracks

Wall tracks are composed of a metal rails that are attached horizontally to studs. One product offers a decorative plastic piece to hide the rail. Rails are available in lengths of 48, 56 and 84 inches. Once the rail is in place, you can attach a wide variety of hooks, baskets and other holders.

 

4. Wire Grids

Wire grid systems are another easy to find, install and use system. Grid panels are available in sizes ranging from 2 x 4 feet to 4 x 6, and you can easily cover an entire wall using several panels. The grids are made of metal, which is sometimes coated, and attach to the wall with clips and spacers. Hooks, baskets, shelf brackets, tool racks, document holders and bin rails and stacking bins are some of the accessories you can attach to the grids to create customized storage.

5. Slotted Wall Panels

Slotted wall panels are solid panels with rows of horizontal slots, into which you can attach cabinets, hooks, bins, baskets and shelves. One potential advantage of this type of system is that it can serve as a finished wall surface itself; simply cover the framed wall with a full wall of panels.

How to Remove Stains From Your Garage Floor

Garage floors take a lot of abuse, and garage floor stains are one result. Dirt, oil and grease are just some of the troublesome items that can leave their mark. The best way to avoid serious staining is with regular cleaning. When that fails, however, it is important to take action as soon as possible to remove the stain. Below are some 8 steps for getting rid of most garage door stains from Jeff Beneke.

  1. Act now. Concrete stains are common because concrete is a porous material. Liquid spills are much easier to remove before they’ve had a chance to soak in. The quicker you act, the easier it will be to remove the stain.
  2. Choose the right cleaner. Concrete stains in the garage are usually caused by dirt, oil or grease-or some unpleasant combination of all three. Most concrete cleaners are suitable for these stains, and they can be found at paint or hardware stores or at your local home improvement store. If you are removing paint, rust, mildew or some other type of stain, you will need to look for a more appropriate product. Just be sure to read the labels carefully. Oil stains – kitty litter, baking soda, Dawn soap.
  3. Spot test the cleaner. Some concrete stain removers can create stains of their own, especially on concrete that has been painted or coated with a tinted stain finish. Before tackling the bigger job, mix a little cleaner and apply it to a small, out of sight location. If it seems to cause as many problems as it was supposed to solve, try another cleaner.
  4. Prepare the surface. If the stain is still wet, soak up as much as possible with paper towels. Sweep the area, and then remove any items near the stain so that they won’t get wet when you rinse the floor.
  5. Prepare the cleaner. Mix the cleaner as instructed on the label, or use it full strength for particularly old or troublesome stains. Be sure to wear eye and skin protection (gloves, long sleeves). Some products recommend that you wear chemical resistant gloves.
  6. Apply the cleaner. Pour the cleaner onto the concrete stain. Scrub the area with a stiff broom or brush, working the cleaning solution into the stain as best as you can. Allow the cleaner to rest in place as directed (typically 10 to 15 minutes).
  7. Rinse the floor. Thoroughly rinse the floor with a hose, if possible, or buckets of water. Use a squeegee or push broom to remove as much water as possible from the floor. Finally, dry mop the floor.
  8. Repeat, if necessary. It is not unusual, especially with old concrete stains, to have to clean the surface several times. If you aren’t satisfied with the results, repeat the process. But this time, consider adding less water to the cleaner and leaving it on the stain a little longer.

Tips:

Keep the floor clean at all times. Regular sweeping and quick action on liquid spills will reduce your need for a concrete cleaner.

Soak up liquid spills as soon as you notice them. Lay a paper towel on the spill and let it absorb. Don’t rub the surface, as this will only push some of the spilled liquid into the concrete.

Use kitty litter to absorb larger liquid spills. Simply cover the spill with the kitty litter, let it rest for 24 hours, then sweep. Keep a small bag of kitty litter in the garage at all times so that you can act fast. In a pinch, you can also use cornmeal to soak up the spill.

Concrete stains that are still fairly new can often be removed without resorting to special concrete cleaners. Instead, first scrub the area with a common household cleaner and brush.

Don’t let water sit on a concrete stain. The water will only allow the stain to soak deeper into the concrete.

Garage Project Blog – La Grange, IL

Its been a busy summer for Blue Sky Builders, Inc.! For our next project blog we wanted to share a custom garage we recently built.

The recently completed garage was built in La Grange, Illinois. The existing garage was wrecked on 4/12/13 and a brand new garage was built in its place. Below we will share some project details and pictures of the new garage.

Located in La Grange, IL, the existing garage was wrecked on 4/12/13 and the new garage project was completed on 5/29/13.
