Keeping Water Away from Your Garage

Garages are easily susceptible to water damage. They provide many easy points of entry for water from a rain storm or flooding, and are often not as waterproofed as the rest of the house. On top of that, many households do not monitor their garages often, so extensive water damage can occur before the problem is even spotted. Do not let water invade your garage this year. Taking a few simple steps can help you prevent damage to your foundation, garage, and the items within it.

Water Damage Risk

Most garage owners have faced intrusive water at some point. Water can sneak into your garage in many different ways; through leaks in your garage floor or walls, under doors, or through holes in your roof. The biggest danger of water damage in garages is that it often goes unnoticed. Most household garages are used for storage. Stored items like boxes or unused furniture provide perfect hiding places for water to pool behind, underneath, or be absorbed. Many people do not spot the early signs of water damage, and end up noticing only after the water has pooled severely, leading to potential damage to the structure of your garage.

On top of garage water damage being hard to spot, your garage is easily the most vulnerable room in your home to water. This is largely due to your garage door. Many garages also don’t feature rain gutters, allowing water to easily pool up on the ground right outside. Water pooled up anywhere outside a home can allow water to seep in through cracks or holes. If water is allowed to build up in your garage, it can cause serious damage to the foundation of your home, or lead to health problems thanks to mold and mildew.

Garage Doors

By the time most people notice water in their garage, the damage is extensive and costly to repair. Rather than catch the problem after the fact, a few preventative measures can really make a difference. Start with your garage door. Many doors are not sealed properly with the floor of the garage when closed, allowing easy access for water. Installing or replacing the weather stripping on the bottom of your garage door can help. This may need to be done a few times a year, but it can make a big difference, especially in areas where flooding is common. It is also important to repair any cracks or holes in the door. To ensure that your garage door is sealed, simply turn on the light in your garage, and stand outside, preferably at night. If you can see any light poking through your garage door, it is not completely sealed.

Rain Gutters and Roofing

Water can also enter your garage from above. Leaks in your roof can allow water to seep into the ceiling of your garage, leading to large water damage stains. Water leaking through the roof of your home can also damage sheet rock, drywall, and any electrical work within the walls or ceiling. Be sure to check for any entry points on your roof, and make any necessary repairs.

Rain gutters can also help divert rainwater from pooling up right outside of your garage. The gutters need to be cleaned often so that water can easily be channeled away from your garage. All too often gutters are left clogged, causing leaks or overflows. Clogged up gutters can also also lead to seepage into your roof.

Other Options

If you live in an area where flooding is common, more preventative measures may be necessary. No one likes to admit defeat, but if water damage is inevitable, be sure to store any items well off the ground. Then, if any water does get in, at least your items are safe. Always store the most valuable items the highest off the ground, just to be sure they will be okay. Another smart move is sealing your garage floor. That way, water cannot seep into the floor and cause foundational damage.

Yard work can be an enjoyable, but often tedious task. As soon as one project is finished, ten more pop up in its place. Each new season brings with it a slew of new projects in your yard; raking leaves, pulling weeds, potting new plants, trimming hedges. When it comes to yard work, the list of projects is seemingly endless. The next time you are faced with a weekend of yard work, do not waste time searching through an unorganized garage for your tools. Many different storage options are out there to help you find a perfect spot for each of your tools within the limited space of your garage. Consider using any or all of these awesome storage ideas to find a comfortable home for all of your valuable yard tools.

When left on the ground, or strewn about your garage, yard tools become dirty and are easily broken. Unorganized tools, especially sharp ones, also pose a threat to children. For safety and cleanliness, organizing your tools is key. The market is flooded with thousands of garage storage options. In a sea of storage racks, shelves, and cabinets, finding an option that works within your garage can be overwhelming.

The first step in finding the right storage option for your garage is taking stock of the tools you have. There is no need to purchase a storage system for ladders if you do not own any. The same goes for every tool, so before building or buying any storage options, make a list of all the tools you need a home for. You may find yourself with an odd assortment of items of varying sizes and storage requirements. Do not feel overwhelmed. Cabinets

Find a basket or other storage container that is compatible with a slatwall. Another similar option that can be even more affordable is pegboard. Pegboard can also conveniently be painted, allowing it to blend into any garage. There are many stationary wall storage options available as well. These storage options are typically made for longer tools, and feature places to store rakes, hoes, shovels, and pitchforks.

If you are out of space in your garage, or find yourself needing to store larger items like ladders, look upwards. You may only have a limited space between your garage door (when it is opened) and your ceiling, but this little bit of room may be the perfect size for a ladder or two, or various other tools. On a side note, ceiling storage is also a great idea for kayaks or paddle boards.

From Garage to Football Den

For many Americans, the arrival of fall means one important thing. Football season is back. If your home does not feature a giant plasma screen television, or a man cave for your football viewing pleasure, you may be wondering where you’ll be watching the action this season. Rather than fight for a seat at the bar, and be forced to sit next to obnoxious fans of the other team, take a look at the space within your own home. Many homeowners do not get much use out of their garages during the winter. Do not let that prime space go to waste. This fall is the perfect time for you to transform that cold, unused space into the football watching den of your dreams. Here’s how:

Prepare Your Space

Initially, your garage may seem like too rough of a space to be converted into a comfortable lounging area. Many garages feature dirty concrete floors, unorganized tools and junk, and paper thin walls and doors. You do not want to invite your friends into a dirty, drafty space to watch the game. Instead, start early with garage organization. If you are like most people, your garage may have become the junk collecting space of your home. Start by sorting everything within the garage. Toss anything that does not have a purpose. Find simple storage options for your tools, kids sporting equipment, bikes, and anything else in your garage. Look for posters, magazine covers, jerseys, or anything to show your loyalty and dedication. There are many different options depending on your budget. Consider ordering swag from your favorite teams websites, or simply frame sporting magazine covers featuring your favorite athletes.

For some, comfortable couches and a large television are the only necessary ingredients for a perfect “man cave.” If your room is still feeling incomplete, or you are left wanting more, consider some extra additions to your space. If you have still got room in your budget, you may be interested in purchasing a mini fridge for drinks, or a microwave for your cheesy chips and dip. Explore online and in appliance stores for amazing extras that will turn your garage into the neighborhood football hangout.

Garage Doors: To Insulate or Not to Insulate

With winter quickly approaching, many families across the country are readying their homes to be cozy and warm. Power and heating costs are consistently on the rise, so it’s no surprise that many families turn to insulation as a method of retaining heat and lowering energy costs. Many heating experts would recommend insulating windows, doors, and sealing any less than airtight entry way that cold air could possibly use to sneak into your home. Many people attempt to insulate what is often the coldest room in their home, the garage. This can be tricky, as garages are usually the least airtight space in a home. Add in the fact that garage doors are typically lousy at keeping the cold out, and you are left with a chilly work space each winter. It certainly seems like a good idea to insulate your garage and garage door, but is it worth it? We will run you through what you need to know about insulating your garage door this winter.

Cold Spaces

Let us first explore why garages are such a problem space each winter. A solid building should be airtight and well insulated. While less than airtight doors and windows can be easily combated inside your house with additional insulation, garages are much more tricky. First of all, the floor in garages is almost always concrete, or built on a concrete slab. This type of flooring is typically not insulated, and causes cold air to transfer from the ground, into your garage, and potentially into your home. Additionally, the walls of most garages are concrete and are not well insulated either. This floor and wall combo can lead to higher energy bills during the winter, as cold air seeps from your garage into your living space. On top of that, garage doors are lousy at keeping the cold at bay. They are built to be opened and closed repeatedly many times throughout their lifespan. They often do so by folding and hinging at many different points on the door as they open. Sound airtight? Definitely not.

Where to Insulate?

While the garage door may seem like the most obvious culprit, not much can be done to keep the cold out. Due to the folding motion of the door while it is opening and closing, both bat and spray insulation are not effective. You may be able to purchase more heavy duty insulation, or types of insulation that are specifically meant to be used on garage doors, but they typically don’t last long. The frequency of your garage door moving will lead to any type of insulation flaking off or getting pulled apart. While you could replace the insulation each time it gets destroyed, it is likely not worth the hassle.

Rather than focus on insulating your garage door, try to focus on insulating your home from your garage. Be sure that the interior wall between your home and garage is extremely well insulated. This point is what contractors would call one of your home’s “thermal air boundaries,” meaning a point where cold air is easily transferred into your house. Properly insulating your home from your garage can greatly lower your energy bills each winter. If you are simply using your garage as a work space, or a spot to park your cars, having a chilly garage should not be too big of a deal if your living space remains warm.

Other Scenarios

If you are using your garage as a living space, such as an office or playroom, simply insulating your home from your garage will not be enough. In these cases, garage insulating is really your best option. Explore your options for heavy duty garage door insulation, or consider purchasing a winter ready insulated garage. Be sure that all four walls of your garage are extremely well insulated as well. Then, consider purchasing some type of heating unit. Perhaps a heating and cooling combination unit, since your garage could see high temperatures in the summer too.

Ultimately, the extent to which you winterize your garage is totally dependent on your lifestyle. If you use your garage as a work-space on occasion, do not go overboard. If, however, you use your garage as more of a living space, heating becomes much more necessary. Consider what you will doing with your garage this winter, and plan from there.

Is Your Garage Child Safe?

Many new parents take extra precautions to ensure that their home is safe for their little one. Parents cover up electrical sockets, block off risky flights of stairs, and store dangerous substances out of a child’s reach. Not many parents, however, take the extra step of child proofing their garage.

It is no surprise that a garage is not a friendly place for a young child. Full of potentially flammable substances, dangerous tools, toxic chemicals, and even garbage, childproofing your garage is not just a precaution, but a step that’s absolutely necessary in ensuring the safety of your child. Below are a few steps that you can take to prevent dangerous garage situations involving your child.

Keep Them Out

The easiest precaution when it comes to garages is installing proper doors and locks to prevent your child from accessing your garage. Children are often drawn to areas they are told are dangerous, or areas they find mysterious, so put proper obstacles in place to prevent your son or daughter from accessing what is most likely your home’s most dangerous location. Consider a self-locking door to provide peace of mind. You do not want your child wandering into your garage without you knowing about it.

Proper Storage

Your garage is the safest place in your home to store dangerous substances such as gasoline, oils and paints. Any properly maintained garage should already be implementing safe storage habits to prevent fires, but double check that all of your dangerous materials are safely stored out of your child’s reach. A locked cabinet or box on a high up shelf should do the trick. Check on your tools as well.

The tools stored in your garage should be in locked container as well, or stored in a locked workbench. As your child gets older, be sure to remind them frequently that your garage work space is dangerous and off limits at all times. Never leave any power tools plugged in or near plugs. Store any items like ladders lying flat, so a child cannot climb up them and risk falling.

Clean and Organize

Garages often become the trash and junk collector of a household. Practice good garage organizational habits to ensure your child and family’s safety. A messy garage is a fire danger and a threat to your child. Be sure to clean up after yourself once you are done working in your garage. Chemicals spilled anywhere should be cleaned up immediately. Many chemicals have sweet scents, leading children and pets to lick them. Ingesting chemicals you store in your garage such as antifreeze for your vehicle can be fatal for humans and pets.

Also ensure that your household garbage is stored in sealed bins and is picked up by garbage collectors or taken to a dump at least once a week. Remember not to leave any flammable materials near appliances like water heaters or furnaces, which are commonly located in garages. These situations start millions of fires each year. And do your best to block of access to water heaters, furnaces, or other warm appliances, as an infant or child’s skin is much more sensitive than adults.

Check Your Garage Door

Garage doors are extremely heavy and dangerous. Both manual and automatic garage doors are capable of crushing fingers, toes, or potentially a small child. Test your garage door’s automatic opener often to ensure it will stop closing if an object is in the way. Consider placing a small piece of wood under the door, and checking to see if the garage door reverses back upwards once it touches the wood. Optical sensors can be installed to ensure the garage door won’t close if an object or child is in the way. The safest option for a manual garage door is one that has a counter balance system.

Be Car Smart

Remember to always lock your car doors when your vehicle is in your garage. Car doors are easily capable of smashing little fingers and toes. On top of that, if your child is able to get into your car unattended, they may get trapped or hurt themselves. Remember to check for children every time you back out of your garage. Do not allow your child to leave any bikes, trikes, or other fun toys directly in front of your garage door. Many modern cars come equipped with rear view cameras to help increase visibility while backing up. Use your rear view camera every time you reverse from your driveway to ensure nothing, toy or child, is behind you.

Protecting Your Property from Raccoons

While it is hard not to find these mask faced, ringed tailed bandits adorable, raccoons in and around your home can be a real problem. Sure, they have a cute appearance, and look more like little cartoon characters than real pests, but they carry with them the possibility of disease and the destruction of your home and garage. If you have raccoons in your home, or are simply looking to fortify your property from them, below are some tactics to employ to remove raccoons from your home and keep them out for good.

Native to North America, raccoons live nearly everywhere in the United States. They are resourceful and intelligent, and are commonly drawn to human areas looking for food and shelter. If you have raccoons in or around your household, you have reason to be concerned. Despite their cute appearance, they can become easily irritated and aggressive, leading to safety concerns. Their bites could transmit parasites, or worse, rabies, which is why it is necessary to handle raccoon interactions with caution. Not only are they dangerous health wise, they can cause extreme damage to your home or property if not driven away.

If you have raccoons in your garage, attic, or elsewhere in your home, the first step is identifying how they are entering your property. Inspect your home and look for any possible openings that could allow raccoons to move in. If you do find a possible entrance, consider blocking the hole with a wad of cloth or newspaper. Leave this blockage in place for a few days. If you check back and the obstacle is still intact, chances are raccoons are not entering that way. If things have been moved around, you most likely have a new roommate.

Once you have found their entrance, you can start using some basic, humane tactics to remove your pest. Raccoons are nocturnal, meaning they are most active at night and avoid light. Try installing motion activated lights in many places around your property. This will hopefully scare away any raccoons looking for food around your property and may help drive out any resident raccoons as well.

Typically, a trio of tactics is necessary: light, smell, and sound. Try placing a radio in the area you believe the raccoon is residing in. Raccoons do not like human interaction, and the sound of a radio set to a news talk station will deter them from coming close. If you are aiming to simply keep raccoons away, try placing the radio near your garbage cans or other attractive areas at night.

Raccoons are also not fond of unpleasant smells. Cider vinegar, ammonia, and mothballs are all smelly items that can help drive out and deter raccoons. If you believe raccoons are entering your home through your chimney, consider placing a bowl of cider vinegar at the bottom of your fireplace. If these basic tactics are not working, the help of a professional pest remover may be necessary.

Raccoon waste can also be an issue. If you have had a longtime resident raccoon or two in your home, their feces could be potentially dangerous. Raccoon feces carry roundworm eggs, which are dangerous to human health. If you are cleaning up the area on your own, be sure to follow disease preventative measures to ensure your safety. If you are unsure, call an expert to assist you.

Once the raccoon is out of your home, the next step is preventing reentry. Many people are able to remove raccoons from their house, but fail at sealing up every possible entry way, and encounter the same problem over and over again. First, be sure that every raccoon has been removed. Never seal off the raccoons entryway if the animal is still inside your home. Once you are sure everyone has been removed, cover all possible points of entry with heavy duty material. Use sheet metal or wire mesh to close all openings to your home.

Food and shelter are the two major draw ins for raccoons. In your attempt to keep these pests from your home, remember to properly store garbage in locked containers and keep pet food indoors during the night. Also consider bringing your bird feeders in during the night as well, as these are also common food sources for raccoons.

If the pesky critters still are drawn to your property, you may consider fencing. Common yard fences will do nothing to deter raccoons, so look into electrified fences to keep them out. If raccoons are using a tree or other tall object to access your roof or property, consider wrapping the tree with electrified fencing as well. The electricity does not need to be on during the day when raccoons are commonly sleeping. Simply turn the fence on at night to keep them away while they are active.

If you are the type of person who does a lot of handiwork in your garage, you will want to be sure your workstation is well lit. With poor lighting, it is difficult to make precise measurements and accurate cuts. If you do a lot of painting, you will want to be sure your colors look good in proper lighting. There is no reason to strain your eyes when there are better, inexpensive lighting options out there. Florescent lights provide brighter, more consistent lighting with a color rendering index of at least 85. While many garages and garage door openers come with built in bare bulb lights, the fact of the matter is they often are not powerful enough to get the job done.

To take on this simple project, all you will need is a cordless drill, wire cutters, metal bushing, screws, nuts, and the florescent fixtures and lights. First, remove your current lighting with the drill, wire cutters and any other tools you may need. For safety purposes, make sure your power is turned off. Now put in your florescent fixtures that will hold your new bulbs. You will want to make sure to buy 8 ft. fixtures that can hold 4 ft. bulbs. Using sets of 4 ft. bulbs is typically easier to maintain than the longer 8 ft. ones.

The fixtures should contain electronic ballasts if your garage will be exposed to conditions under 50 degrees Fahrenheit. This information should be printed on the ballast. Also, be sure to use electrical bushing between the fixture and wall so that metal edges will not cut your wiring. Finally, install the 4 ft. bulbs into your fixtures, using as many you believe you will need for optimal lighting.

For any work-space, lighting is extremely important. A well lit garage could be the difference between a successfully hammered nail or a trip to the ER with a broken thumb. It will be well worth your while to upgrade your garage to efficient, brighter florescent bulbs.

How to Deodorize Your Garage

Musty smells can make your garage an unpleasant place to be. Because it acts as a home to grease, oils, yard supplies and other chemicals it is inevitable that your garage will develop a stench over time. Even after removing these smelly items, your garage will hold its stink due to lack of ventilation. Follow the steps below to remove the stench for good and make your garage an enjoyable place for your whole family.

Put Your Smelly Items Away

It is impossible to get rid of all the smelly oils and chemicals in your garage, so the important thing to do is limiting the area they cover. Keep all of your odorous items in one place, ideally in a sealed cupboard or shelf. Make sure all the items are sealed. It also helps to store an open box of baking soda alongside them to help combat the smells.

Clean Your Floor

The garage floor is where most of your garage’s smell comes from. For this reason you must thoroughly clean your floor with a solution of bleach and water. Use a broom and brush vigorously. Be sure to target any specific stains and neutralize the odor with coffee grounds or kitty litter.

Seal the Concrete

Another way to combat a smelly floor is sealing your concrete. You have the option of painting it with quality sealer or using garage quality epoxy coating. These will also add a more finished look to your garage floor.

Insulate Your Walls

Cold air also plays a factor in the musty odor of a garage. It helps to have insulated walls and an insulated garage door to keep out the smelly outside air.

Maintain Freshness

Once you have your garage cleaned up and odor-free, make sure to take some measures to make sure it stays smelling pleasant for a while. Scatter mothballs around the mustier parts of your garage. Also be sure to leave your garage door opened for a few hours each week to cycle in some fresh air.

Garage Pests: Carpenter Ants and Termites

Termites and carpenters ants are threats that we do not often think about until it is too late. Homeowners often neglect to check for these devastating pests during the summer months when they are most active and swarming. One of the main places that these pests nest in is a house’s garage. Garages attract carpenter ants and termites because they have wood frames and areas of the wall that are not sealed properly and can provide easy entry. Garages also have higher levels of moisture than other parts of the house which attracts the insects.

Unlike termites, carpenter ants do not eat wood. They nest in it. Carpenter ants get their name because they dig through wood for their colonies and turn wood planks into piles of sawdust called frass. If you find strange, small piles of sawdust in your garage, that typically means you have a carpenter ant infestation. The longer these are left untreated, the more damage is done to your home. Carpenter ant colonies grow quickly, as they use the garage’s wooden frame to build new nests and tunnels.

Termites, which cause $5 billion in property damage each year, can create even bigger problems. Termites can live either above ground or subterranean, but both types take years to show infestation. While carpenter ants are typically spotted scurrying around your garage, termites stay hidden. However, there are warning signs to look out for (especially from May through August) that will reveal if you have a termite problem.

The first sign is knocking on your wood. If it produces any hollow sounds, that may mean parts of your garage frame have been eaten away by termites or carpenter ants. If your wood framing looks a bit distorted in any way, that may also be a sign on an infestation. Additionally, go around the outside of your garage looking for mud tubes. These are created by subterranean termites to provide moisture while they look for food. The last thing to look out for is piles of frass, or sawdust, near the wood in your garage.

If you have determined that you may have an infestation, call an exterminator immediately. You will definitely want a professional to handle the removal of these pests and track the damage they have caused. Additionally, you will want to take preventative measures to prevent further infestations. Turning Your Garage into a Home Bar

Something a lot of people have dreamed of at some point in their life is owning their own bar. Rather than trekking across town to pay for overpriced drinks, you could host your family and friends and avoid crowds. While owning a bar is not a possibility for everyone, building a bar is a project that almost anyone can tackle. And the perfect place for this project is the most underutilized room of the house – the garage. While your garage might not initially seem like the comfiest place to have a drink with your friends, after a little clean up and paint job it will soon become your new favorite hangout.

Step 1- Clean Up

No one wants to drink in a room filled with dust and cobwebs. Take time to clear out any unnecessary junk from your garage. After that, be sure to do a thorough sweeping and mopping of your floor. Make sure you wipe down the walls of your garage as well. Your garage should be clean and inviting for your future guests.

Step 2- Walls and Floor

Assuming the walls of you garage are not already painted, give the walls surrounding your bar a fresh paint job. Be creative with your color scheme and if you are really feeling artsy, add some pictures. Additionally, your bar will need some type of flooring. A layer of cheap vinyl is easy to find at your local hardware floor and is perfect for covering up the cold concrete.

Step 3- The Bar Itself

Next comes the most important part-the actual bar. If you want to specialize the size and shape of your bar, you will have to build it from scratch. Make sure to start with a sturdy frame and use boards for the outer parts. You will also want to be sure to leave space for liquor storage and a mini-fridge. Be sure to sand and stain the outside so guests can rest their arms on the bar comfortably without worrying about splinters. Alternatively, you could buy a pre-built bar which would require much less handiwork. Stock the bar with your liquor of choice and purchase a mini-fridge or kegerator to keep your beers cold. Lastly, don’t forget to buy barstools for your patrons to sit on.

Step 4- Décor

Once your bar is in place, you will need to add some finishing touches that make the bar your own. If you are going for a sports bar theme, purchase some memorabilia or famous sports pictures to hang behind the bar. You may want to move an old TV out to the garage as well so you can watch live sports. If your garage is not well-lit, buy a new light fixture to hang above your bar.

If you have the time to start up a DIY project this summer, and have the space in your garage, a home bar is the perfect summer project. You will certainly be thanking yourself come wintertime when you do not have to brave the elements to watch a football game.
