When planning your next garage rebuild or remodel, one of the first and most important steps to take is to determine the primary use of your space. Once you know the specifics of what you will be using your garage for, our team can help you decide which custom garage features would benefit your space. Today, we will take a look at three popular custom garage features that come in handy for a variety of reasons; staircases within garages, different garage door sizes, and high lift garage doors.

Staircases

Staircases can be a wonderful way to provide access to extra space above your garage. The extra square footage above your garage can be used for a variety of purposes, such as extra storage space, an in-home gym, an office space, a separate bedroom, or an entirely separate living quarters like an apartment. Different Garage Door Sizes and High Lift Garage Doors

Fortunately, today’s garage doors come in a variety of different sizes depending on your needs. Standard single garage doors accommodate most vehicles, but those with larger SUVs, trucks, and recreational vehicles like RVs and campers, may need larger sizes. If you need room for larger vehicles, or would like to fit multiple vehicles within the space, consider a double garage door model, which are available in larger sizes such as 14 x 7 feet and 16 x 7 feet. Custom Garage Feature: Dormers

Dormers are an excellent upgrade to a new or existing garage. Built on the roof of your garage, dormers sit and allow light to enter the structure. This is helpful for garages that are not set up with electricity, and for garages that have lofts or extra living areas above them. A loft above your garage can be a great way to add additional storage place to your home, or to add extra livable square footage in the form of a guest apartment, office, or playroom. Dormers allow wonderful natural light into the space, helping you save on utility bills, and also provide the space above your garage with a nice view.

Modern homeowners are increasingly choosing to add dormers above their garage, and there are a variety of dormer types you can choose from. As a general rule of thumb, the type of dormers you choose for your garage should match any existing dormers on your home, to keep the aesthetic consistent. Springtime Garage Inspection Checklist

Garages are one of the most heavily used spaces within a home, yet many garages do not receive the TLC they need and deserve. Fortunately, garages are low maintenance, but they are not maintenance free. This spring or early summer, take time to inspect your garage for wintertime damage, and plan to make repairs, remodels, or rebuild if necessary. A damaged garage is a safety risk to your family and could be decreasing your home’s value. Here are tips to keep your garage in it’s best shape and five important things to check out during your inspection.

Garage Floor

The first thing to check out during a garage inspection is your garage floor. Garage specialists recommend cleaning your floor once a year to prevent slipping, stains, and damage caused by wintertime road salts and car fluids. This can be as simple as hosing down the concrete. If you notice areas that are more prone to damage than others, such as areas under your car damaged by snow melt, consider solutions like floor mats or treating your floor with a sealant. Garage floor sealants help make cleaning easier and prevent discoloration and damage. For a two car garage, a do-it-yourself sealant treatment runs around $800 to $1,200, while a professional application can be upwards of $2,000.

If you notice cracks in the flooring, they may need repairs. Hairline cracks usually pose no threat, but any crack of more than one-fourth of an inch or more deserves attention. There are do-it-yourself concrete repair kits for as little as five dollars, but if more extensive repairs are needed, consider contacting a contractor.

Walls and Foundation

Step two is to examine your garage’s walls and foundation. Specialists recommend doing a wall and foundation check twice a year, looking for discoloration, mold, cracks, and moisture. If you notice any damage, contact a contractor for an inspection. Similarly to your garage floor, small cracks in your walls or foundation that do not show signs of water damage are typically not a problem, but larger cracks are cause for concern.

Garage Door

Most of today’s new garage doors are self-lubricated, but older doors do require attention. Older doors need to be oiled once a year. Before oiling, use a leaf blower or another tool to remove any dirt, dust, cobwebs, and other debris from the door’s parts. Test your garage door’s motion sensors as well to ensure the door is safe and will not close on a pet or person.

Also remember to check the seal at the bottom of your garage door. As garage doors are used, the seal at the bottom of the door gets worn down and damaged. Damage to the seal can allow the elements to get into your garage, so replace if need be. Seals typically cost less than $100.

Gutters and Interior Doors

Check your garages rain gutters to make sure they are not clogged or damaged, ensuring that they will keep snowmelt and rain away from your garage. While working on your gutters, it would not hurt to check your roof for damaged shingles or tiles as well. Check your interior garage door (often the most frequented entryway into homes) to ensure it is keeping cold out during the winter and cool air in during the summer.

Pest Inspection

Nobody wants creepy crawlies in their garage, and insects like ants and termites can also cause damage. Check damp, cool, dark spaces, especially at ground level, and look for any pests or signs of their damage. Call in a pest controller if need be.

Which Garage Roofing Material Is Right for Your Garage?

The roof is a major part of any garage building or remodeling project. With the wide variety of roofing materials available today, choosing one can be difficult. You need a material that matches the aesthetic of your garage, will protect your garage’s contents, and one that will work well in your local climate. Different materials have different costs associated with them. Some are more expensive to install; others are cheaper but may require additional maintenance down the road. To help you choose, here are a few roofing materials often chosen for garages, and some benefits and drawbacks associated with each of them.

Asphalt Shingles

Asphalt shingles are a popular choice for roofing. In fact, these types of shingles are the most commonly used residential roofing materials today in the United States. Asphalt shingles are available in a wide variety of colors, and are lightweight, meaning they will not add excessive strain to your roof. For those in rainier climates, asphalt shingles can be beneficial, as they do not easily absorb water, making them also safe from frost damage. A major disadvantage of asphalt shingles is their ability to absorb heat, meaning they can boost temperatures in your garage all summer long. Wood Shingles or Shakes

If you are in need of a new garage, you are faced with an important choice; do you build an attached or detached garage? Both designs have unique advantages and disadvantages, so it is best to consider your lot size and the intended purpose of your new structure when choosing between the two. Attached garages are often cheaper, as contractors are able to utilize one of your home’s pre-existing walls during construction. For those with limited space, however, or for homeowners looking for more freedom during the building process, a detached garage is often the right choice. Below we detail the reasons a detached garage may be the best choice for your home, and some downsides to consider as well.

Lot Size

A detached garage is perfect for a homeowner with ample space behind the home. Many homes in downtown areas have long, narrow lots, providing plenty of room for a detached garage to be constructed. Additionally, if there is an alley behind your home, it is beneficial to have the ability to pull in straight from the alley. Garage Spring Cleaning

While your garage may be one of the lowest maintenance areas of your home, it does require some love, care, and attention every once in awhile. After a long fall and winter, your garage is likely in need of some spring cleaning. Interior and exterior cleaning can help make your garage more usable and help preserve the value of your home. Here is a list of a few common areas that require attention during spring garage cleaning.

Interior Cleaning and Organizing

You might be surprised to learn that 5 percent of homeowners with a two-car garage are unable to park one or both cars within the space. Why? All year long, most of us use our garages as a catchall. Instead of throwing things away, they somehow get relocated to the garage. Depending on how messy your garage has become, you may feel cleaning and organizing is impossible. Do not be discouraged. It may take a weekend or two, but you can get there. Follow these steps:

  1. Declutter: Depending on the work ahead of you, this project may take a day, a weekend, or longer. Encourage your family to help. Start sorting everything within your garage into four piles – donate, sell, toss, and keep. If the garage is too cluttered to start sorting, pull everything out and sort in the driveway. If you have not used the item within the past year, it is likely time to get rid of it. Take quality items to donation centers, or consider having a yard sale. Recycle anything that can be reused, and toss the rest.
  2. Clean: With all of the contents of your garage pulled outside, or at least sorted into piles, now is the perfect time to do some interior cleaning. Use a broom to sweep the floor of your garage, and be sure to knock down any cobwebs hanging from the ceiling. Wipe all of the surfaces in your garage with a cleaning product or a simple damp rag. If needed, power wash the floor, or consider hiring a professional to treat your floors with an epoxy coat to keep them cleaner and shinier in the future. Now is also a great time to spray for pests if needed. While most modern garage doors are self-lubricated, older models may require lubrication with a silicone spray.
  3. Organize: Once everything is sorted, it is time to organize. First, review how much space you have available in your garage. If you find you do not have enough room to store everything, go back and toss more, or consider other storage options. Overhead storage, shelving units, slot walls, and other storage solutions can provide nice additional space. Once you have determined how much space you have available, start organizing. Consider storing items of a similar purpose together. For example, create a space where all of your auto care items will live. Create another space for gardening tools, your workshop, etc. Frequently used items should be stored within easy access, while items that get used only a few times a year or less, holiday decorations for example, can be stored in harder to reach places.

Exterior Projects

The exterior work your garage needs depends on its condition. Major damage may require the help of a professional, but you can do some exterior work yourself as well. Follow this checklist:

  1. Examine the roof of your garage. Remove any branches hanging close to the roof of your garage, and clear off any debris left behind from winter. Look for broken, cracked, or missing shingles. A garage expert may be needed if serious roof repair is necessary.
  2. Clean out your rain gutters and downspouts, ensuring that water flows properly off of your roof and away from your structure.
  3. Look for any weeds, shrubs, or other vegetation encroaching on your garage and remove them. Plants can provide great pathways for insects to enter your garage, and can also cause rot, mold, and mildew.
  4. The siding of your garage can be washed using water and mild soap if needed.
